ENCAPSULATION CARPETS WITH LOTS OF SOAP RESIDUE

I cleaned a bunch of commercial carpet that had lots of black areas from the last cleaner. The carpet looked fantastic after an encap. cleaning. My question is this, will the encap break down the left over soap so it doesn't resoil as quickly? Or should I have removed as much of the soap as possible with a damp pad prior to cleaning. this will be a regular quarterly account.

I think you'll be alright. I've seen that old detergent residues can usually be counteracted pretty well with encapsulation.
