Note: please remember that this ad is written from the clients point of view and frustration level so I have written it with an emotional hot button.

Hate carpet stains?

So do we!

With our new encap commercial carpet cleaning division We Guarantee: No Reappearing Stains!

Don’t you hate stains that won’t go away? Every time you have them cleaned they come back to haunt you. You try to clean them yourself and they just get bigger. You’ve had them steam cleaned and then they come back a few days later. You’ve had them dry cleaned and there they are again. You call the carpet cleaners back and they reluctantly come, but they keep you waiting for days, and the stains are still there. The frustration level you experience with this is enough that you are ready to rip out all the carpet and replace them.

With Sani-tech and our new encap commercial cleaning division we guarantee that the stains will not reappear or we will, the same day! If the stains reappear again we will refund your money. Guaranteed.

Sani-tech commercial carpet cleaners.

No Reappearing Stains. Guaranteed.

I would either spell out the word encapsulation or else leave it out. I think the word "encap" will mean nothing to a typical prospect.

The idea of marketing spill stain correction is a good idea. I've been specifically marketing this for a few years. It's a strong benefit to feature!

I like the problem solving approach. It's good to show them how you'll remove their pain. Perhaps the piece can be condensed a little, perhaps using a few less words. But overall it develops a key benefit that is a strong selling point in the commercial market.

"ARE YOU PROUD OF THE WAY YOUR CARPETS LOOK?"
OR DO YOU HOPE YOUR CUSTOMERS AND NEVER LOOK DOWN?

WHAT DOES YOUR CARPET'S APPEARANCE SAY ABOUT YOU?

IS YOUR CARPET MAKING A GOOD IMPRESSION?

ARE DIRTY CARPETS MAKING TOU SICK AND TIRED?...

ATTENTION SECRETARIES! USE THIS CARD TO REMIND...

NEVER WORRY ABOUT SPILLS BECOMING PERMANENT CARPET STAINS AGAIN!

Great copy, great approach, I think you did an awesome job on this. The headlines are fantastic too, I particularly like the first 3.

Here is a similar one they made me think of:

"Are Your Carpets Scaring Off Customers?"
