Marketing ideas

I'm new on this board, and a newbie in the carpet cleaning business. For those of you who have been at this awhile, any thoughts on how effective cold call marketing is? As a one-man-band, I've thought about soliciting the strip mall businesses, just going down the line with a brochure and a business card. The downside I can see is that you may not always get the owner that way, depending on a manager or a clerk to pass the info along. If I approached it with finding out who the owner was first, then sending a letter, maybe a better response? Don't know. Would welcome any feedback. Thanks.
