FIRST ENCAP JOB (FINALLY)

Encapped a 25,000 square foot building this weekend. Mostly cubicles and very crowded. I have been HWE it twice a year for the last five years. It always cleans up very poorly and is a pain to pull the hoses up 4 flights of stairs.I was blown away by the results on my very first job using encap. So impressed that I will be ordering a cimex this week and adding encaping to my tile and grout

It took about eleven hours to encap the whole building. On the first floor I cleaned I was using way too much water. I went home and reread the Excellent Supply instructions and started using less and moving faster. I did use a 17 inch rotary machine. As for how much I charged, it is a contract I've had and the price was agreed upon a few years ago. I will say that the price however does not reflect the cost to perform the service. In other words I don't get enough. But I do have this account for monthly janitorial and it makes money every month.

I cleaned 3000sq. ft today in 2.5 hours. Used 12 gallons of water, one set of pad, about 40 oz. of soap. Charged him $300. Charged him $425 for HWE for 4 hours. I took some pictures with the new digital camera, still need to learn about the camera. It was old wool loop glue down that usually looks like the ocean when we clean it with HWE. I brought in the cimex today to do the carpet. The owner freaks. I give him the excellent supply web site address to look at while I start cleaning the carpet. 20 minutes go by before he comes back. I did one side of the hallway. Asked him if he want me to fire up the truckmount. He says, " you know what you are doing, I will leave you alone". I have been cleaning this carpet for 4 years. Provided him clean carpet as before and charged him less money. My work was easier. Everyone is happy.

how long did that job take ya to Encap Paul? and if ya dont mind my asking, how much did ya charge per sq ft?
