In my 22 years in the commercial carpet cleaning business I have had plenty of opportunity to perform bonnet cleaning. Here's what I've observed...

BONNET METHOD
+Good for appearance improvement.
+Should be dry in a short time.
-Bonnet cleaning is slower.
-There are bonnets to wash after the job.
-It can be challenging for new technicians to become proficient running a rotary machine on carpet.
-The machine will gobble up cords and phone lines.
-Unless bonnet cleaning is performed properly (changing bonnets as they become soiled) minimal cleaning will take place.
-Pile distortion is possible if an unskilled technician is doing the job.
-Non encapsulating detergent may leave residue that causes the carpet to resoil.
-No built in fluoro-protector.

CIMEX/RELEASIT SYSTEM
+Deeper cleaning than a rotary machine and bonnet.
+Dries in less than two hours (however bonneting dries quicker)
+Cimex/Releasit can clean 2,000-3,000 sq ft per hour.
+No bonnets to wash.
+New technicians can learn how to run a Cimex in a few minutes - no learning curve.
+The Cimex will not swallow cords, it will push them out of the way.
+The Cimex will not damage commercial carpeting (loop or cut pile).
+No dirt attracting residue.
+Carpets stay clean longer and get easier to maintain as the carpets are serviced with this system.

Here's a neat experience that Paul Thompson from New Hampshire told me about at Connections. Paul is a very sharp business man. He presently has about 400,000 sq ft of commercial carpet cleaning under contract. Paul told me about one particular account (100,000 sq ft) that allows him to use whatever system he feels will work best to get the job done. So Paul selected a variety of different cleaning methods to maintain this account. Paul was bonnet cleaning the bulk of the building every 4 weeks. Well when Paul discovered encap cleaning he decided to give it a try. Cha-ching! With encapsulation the cleaning intervals now extended from 4 weeks out to 6 weeks. And Paul says the carpets are currently looking better than ever too. Encapsulation in effect gave Paul a 50% increase in profit. Not too shabby!

looking for more to the customer. large commercial account, several locations, currently using chem dry, because they have tried HWE on thier low dollar glue down with the usuall wick-back problems. I did a demo for them about 2 months ago and fixed a wicking problem that they had from a HWE guy.
They called today and said they would be happy with either me or chem-dry, why is mine better?.

reasons I gave them were, :
1. I'm a local owner so no money to franchise.
2. we have optical brightners
3. they have seen what I can fix for them
4. wick-backs are almost non-exsistant, and that if any do come back I will fix
5. In my exsperiance, this seems like the best proceedure for commercial glue down.
5. encapping really seams to cut down on resoiling

Who has "Optical Brightners"? Releasit????

Rick, does Releasit have "Optical Brightners?"

I expect not, because years ago I read an article in Cleanfax from the President of the ONLY company that makes "Optical Brightners." He said this chemical was never meant to be used in carpet cleaning solutions and that his company had never authorized the use of their chemicals in this manner. He also said that these chemicals would do nothing to clean carpets and wouldn't "brighten" anything that wasn't in sunlight because that was the wavelength the chemicals reacted to. It didn't do anything but maybe cause yellowing in the wavelengths of light found indoors. The whole purpose of the article was to disassociate his company and the misuse of their chemicals from the carpet cleaning industry.

Has something changed? What's up?

Sure! Releasit is an optical brightener.

You clean the carpet with Releasit and it's gonna be optically brightened, BIG TIME!

But no, there are no optical brighteners included in our formulation.

Aside from the optical brightener comment, your list looks pretty good.

My experience has been the chem dry doesn't perform very well on olefin carpet. I have always been told optical brightners were bad, oil or water base. If you need something to enhance the appearance, you should change the method or perform better quality work. That is what I have always told the customer. I have never had a customer that didn't say," the chem dry guy told me hot water was bad for my carpet". Water is nature's solvent. It is in just about every cleaning solution. It doesn't say much for there method if it doesn't stand on its own or they have to use tactics like this to get customers. I have only had one customer prefer chem dry over hwe. Sell yourself as well as your method and over perform. You will win every time.
