that appear on carpet several days after encapsulating come from some type of reaction with several possibilities. The particular material that originally spotted the carpet, some type of cleaner the owner used on the spot prior to my cleaning it or the carpet itself. In this instance I think it has to do with spot removers they may have used or chemical makeup of the spill. They claim to only use water to remove spots. The particular carpet in question is 100% Olefin, residential. The owner has his own cleaning company and used to clean carpet but got out because "it was too much trouble". He thinks I have used a bleaching agent. I have not yet seen the spots. I will use ph tests to see if I can determine the ph of the spot. If it is neutral, any suggestions. I have never run into this problem, and now have two clients having the same problem at the same time. The other was a hwe where white spots appeared several weeks after the cleaning and protector. I used my normal process in this hwe. As in the other, the owner here has not been able to be there when I am available to come out, so we are trying to get together on this one.
Any suggestions on one or both instances?

Offhand I'd say not enough rinse(out) and extract.Are the white spots(where homeownersays you used bleach) actual color loss or just white?As in too much residue.Possible ph problem.

what cleaning solutions were used for both jobs?

list all the solutions used.

i know some have had a problem with Procyon leaving a white residue that vac's away. or maybe Carpet Fresh was put down before you ever cleaned, it will cause the same problem according to some.

If actual color loss, could it be Benzoyl Peroxide preparations used by teens for skin or pets with problems with their skin or coat?

These things can be reactivated with moisture from our cleaning, even VLM methods.

A carpet inspector if needed can take samples and discover if it is the above.

I am not sure what might be causing the condition you're describing. I agree that the suggestion above to thoroughly rinse the residue from the prior "do it yourself" HWE cleanings is a good idea. And you can rest assured that whiteness isn't coming from YOUR cleaning. Releasit products will not leave any residue that can be seen with the naked eye. The crystallized encapsulating residue can only be seen through a microscope. Let us know what you come up with.

I've never seen white residue from using Releasit. I assume that if a carpet turns white, it has nothing to do with Releasit.

90% of the time a white residue that appears a day or so after cleanng is caused by Carpet Fresh,...or similar product.

Rinse it, and get it DRY FAST

Thank you, gentlemen. I am still waiting to meet with both clients. For the encap job, I used Releasit DS. For the hwe job, I used Bridgepoint's Zone Perfect prespray, Power Point emulsifier and Maxim Protector. I knew about the possibility of acne medication, but this is supposedly in various areas. Possibly the carpet fresh scenario. I will post more as I investigate. Thanks for the input. I definitely know it's not my products or my routine. I was just trying to get some ideas to look for both for me and for the homeowners, who, as we all know, will eventually try to point the finger at yours truly . Thanks again!

Kevin, I have had the same problem with powdered carpet fresheners, etc; that the home owners use.

If they are trying to blame your product, look at it this way.

You sprayed your solution over the entire carpet, why is the problem not present all over??

It only stands to reason and common sense, that they will see it that way also.

Unless of course they are he** bent on getting something for nothing.
