Another way to clean restaurants....

A few weeks ago, I posted about cleaning a restaurant and that the greasy areas didn't do well when I encapped 'em. I got a variety of answers which were all great. I have continued to experiment a little and what I have learned so far is working well. Restaurants which don't seem to be as "greasy" as some do well by hwe of the areas coming out of the kitchen and any traffic lanes near these areas. Encapsulation works very nicely on other areas. I have used this method on two regular accounts within the last week that I had always extracted. The positive comments from the owners of both restaurants show me this method is working. Now, why are some carpets greasier than others? I imagine it's got something to do with whatever's cooked! But I'll leave that problem to the scientists! I'm a carpet cleaner! lol Good luck to all!

You hit the nail on the head Kevin. It all depends on the type of food on the menu.
That grease is in the air and all over the floor in the kitchen. As the bring food out, the track it out onto the traffic lanes just outside the kitchen, thus the obvious grease build up there.

When I bought my Cimex and got into encap'ing, I asked Rick if there was a scenario where encap wasnt the ideal ticket. It was just the scenario the you described. There is a time that HWE is needed, or extraction via pad. Both methods work.
When someone tries to force encapsulation past its' designated parameters, the results won't be as good and then they usually 'badmouth' the process. That isnt fair to both encapsulation and your customer.

One thing that you can do if HWE and hoses isn't an option, and there are cases like this, is to bring in a rotary, a 5 gal. bucket of hot water and fill it with the thin type, bath towell type pads. I choose to pad extract. Faster and I dont have to bring in all the hoses, fill the water tanks, etc. Same results if you can pad clean effectively. I could extract 3 traffic lanes by the time that I got set up.

Prespray the traffic lanes with a degreasing type of prespray, and agitate and then drop a wet pad down on it and extract that soil and grease out.
Then post pad it real quick, then as you are encapping around that particular area, you can encap right over it and sort of get the best of both worlds.

I usually put down a nice solvent protector on those areas.
YOu will find out that you will have to clean these areas the same every time, so why not put down a quality protector there and save yourself some work and the carpet some 'wear and tear' that isn't necessary.
