Pad-Capping

July 11 2005 at 2:37 PM

Lately I have been running into larger facilities that won't be sold on encap and insist on "soil removal". Question is, has any one here used those cotton pads for encapping with the 19 inch mex, with any good results?? My only other option would to buy an op machine. Thx..

Are they around when you do the work?

Do a Demo for them that usually will convince them.
If all else fails encap then pad it with a Rotary

A common approach among carpet cleaners is to allow the discussion to go into METHOD, as if the customer really cares. Actually it's best to minimize talking about "method". Instead, sell them on CLEAN carpet. There's really no need to get into a drawn out discussion about where the dirt goes or how we get the carpet to look so good.

Have you ever walked into an auto repair shop and asked them whether they use Craftsmen or Snap-On wrenches? Or have you ever walked into a restaurant and asked them if they have a 6-burner stove or an 8-burner stove? What difference does it make? If you're getting your car fixed you want it done right at a fair price. Likewise when you're ordering a dinner, the kitchen equipment is the last thing you're interested in. So why are we carpet cleaners inclined to discuss our tools? The customer's not likely all that interested.

Touch on the basics of your cleaning system and then move on. You could start by saying: "I have access to every carpet cleaning tool that's available today, and I keep abreast of the latest developments in the carpet cleaning industry; that's why we're using a new system that's taking the commercial carpet cleaning industry by storm." You could mention that you're using a powerful 3 brush machine imported from England that deeply scrubs the carpet fiber from every direction. And you're using a unique crystallizing cleaning formula with a built-in protector that helps commercial carpets stay clean longer between cleanings; it even contains Tea Tree oil for a fresh clean scent. And then quickly move on to what they really care about... results, problems solved, a fair price, your guarantee, etc.

That being said. We do have bonnets for the Cimex. Many cleaners use these for "pad-capping". They're ideal for pulling a little extra soil out of the carpet.

How can I do it and how does it work and when would I use it?

Thanks

It's when you follow-up encapsulation cleaning with a pad/bonnet to extract some additional soil.

Doing demos

July 11 2005, 9:00 PM

I usually do demos with my Challenger OP. Primarily because it's much easier to move around. I limit my
discussion of "technique" and "process" to playing up HIGH LEVELS OF AGITATION instead of HIGH LEVELS OF WATER.
I tell them that whatever soil not absorbed into the pad (it doesn't matter WHICH PAD) dries to a fine
crystal, which shatters when vacuumed. High RPM and low moisture levels can apply more or less equally
to a Cimex, an OP machine, or a CRB dual brush machine.

What Dave H. above says.

I post pad quite a few jobs... I just want an extraction. So post padding allows me both the benefits of the Cimex/Releasit and also extraction.

YOu dont have to go and buy an OP machine.
Get a good rotary, preferably a 17" machine, some thin cotton pads, (bath towell type) and ring them out really good.
Lay em down and presto.

You can also prespray and pad clean with an encapsulant and go that PADCAPPING route.
There are a few options.

Thanks guys for your help. Yes I do go into detail about the benifits of Cimex/Releasit combo. Katrina was also very helpfull on the phone too. I am feeling ambitious and want to pursue more Res. I know most custys tend to trust the cleaner on the method. I firmly believe in encap and do prefer the FP pads method. However I need to have another selling advantage over the competition, IE,, going into million dollar plus homes, and watching the look of horror on custys face as I show them a filty pad, after other cleaner was there 2 weeks prior. Ya know?? Any how, going to order those pads, and Katrina recomended Encap Punch, cause it's less foaming. Also I ordered 3 "Brats" from Oreck, to help get in those tighter placers the mex won't fit.. Again every one thx for your help. Sure nice to get good advice without having to sift through garbage. Ya Know??

BTW,, Rick, where can I get a someone like Katrina to wow my custy's.. LOL..
