I live across the street from a small private college. My friend Steve Frazier has the contract to clean carpets there.

Yesterday Steve was there doing Truck Mount cleaning of some offices. I walk across the street to say Hi. He is just finishing, shutting the machine down. We chat for a few minutes, and he shows me the in line filter. Barely a handful of stuff caught in the filter bag, and the dirty water in the bottom of the filter while it does have some color, could be seen through, it was so barely dirty.

This is after encapping the carpets several times, HWE is required by the college management.

My experience was the same, doing a store monthly encapping for 11 times then HWE once.

My son, doing a very big church also 11 times encapping then HWE had the same results.

So... I think it is safe to say- encapping especially with Releasit Encapsulating Detergent WORKS!!

My friend, for the most part I wholeheartedly agree.

But I think it all comes down to the maintenance staff in place on all the different jobs.

I have a store that I do monthly.. bi monthly actually.

I have to HWE e/o month atleast,, or when I encap, roll the Cimex over where I cleaned,, it reaks' of dirt.

The high school kids sweep up the visible debris,, thats about it so there is indeed soil built up that encap wont touch time after time.

On the other hand, I do a reception area at a large, local hospital. I cleaned it quarterly. LOL Now its annually.
their cleaning lady is the best ever. She vacuums daily regardless if she sees anything there or not. As she says "its what I get paid for" . I agree.

HWE after that recently did nothing.. so off to encap 'n i went.

So it all depends.
