Maybe this has been touched on before, but since I don't get here very often, I'll ask again.

Why isn't encap used in residential settings or marketed that way? Is it not safe for 5th generation stain resist? Is it a cationic formula? Is the PH too high?

I just keep hearing so many good things about Releasit, it makes me wonder why it's limited to commercial work.

I have done it several times. Explained the process and told them what to expect and even said post extraction would be better. Have an apartment move-out to encap this week. They thought it was ideal to get their full deposit back.

I have been doing residential encapping for over a year now including my own homes. I don't get it, or am I missing something? I am so buzy now I just can't keep up. My customer/clients just love it. As of now there have been no test to suggest that it is detrimental to the environment or the carpet. Someone posted that we were leaving microbicals in the carpet, Hogwash.
either you are not doing it or you don't understand it. Come on experts, prove me wrong. I want scientific proof. I want test proof. Let's hear it.

So what about the next day with the dirty sox problem that they may have???

That is one HUGE problem that we have when we have used this in a housing area. How do you guys get around this?

I offer both to my customers. Encap is the easiest way to go but when it comes to cut pile carpet with a thick pad I think that HWE is the most effective. I have encapped cut pile by customer's choice. Encapping left alot of loose yarn an the surface of the carpet. I do like it for berber. For the best results I like to have both in my arsenal.

To answer your question Phil, there's NOTHING in Releasit that presents any problem for stain resist, wool, or any type of residential carpet.

The system is simply a more perfect fit for commercial, so that's where the primary focus is.

Being new to this ecap process, I never figured that it wouldnt be as effective in Residential versus Commercial. Infact a few of the reasons i give people for using the encap vr. HWE method is that there is a tremendous amount of water being used that cannot always be sucked back up, even by those heavy duty machines, resulting in delamination and possible mold/mildew problems. I had worked for ServPro for some years and in my mold class we were shown how the HWE process does leave lots of moisture under your carpet that never gets sucked up. This can even damage a nice wooden floor beneath. I dont think ServPro realized that they were showing the faults of their own carpet cleaning system, but being a water damage restoration company the carpet cleaning was never the bulk of thier income. If their are diadvantages of the encap process in a Residential setting, like it's cleaning effectiveness, I definately want to know! I definately do not want to short change my loyal customer base.
