| Big ? is how do I go get this type of work. I am sending out a letter with a few cards enclosed to realtors. What else can I do?
Also what is the going rate for doing something like this type of job?
I was thinking on $35.00 per room at a two room min.
Does this soound good?

The name of the game in real estate is Referrals. Offer a referral fee of, say, 12 to 15%, for every job a broker refers to you. Or, if you're dealing with the sales manager, or owner of a small independent office, suggest that by partnering with you in the area of carpet cleaning (and whatever other services you offer) that you could add a significant income stream to that office's bottom line. Some companies do not allow this kind of referral-paying, except to other licensed r.e. brokers. Instead, they suggest you pay them a fee (usually in the range of a few hundred $$$ per year) to appear in their printed (and maybe online) publication which they give to their buyers and sellers. Offer to clean their office carpeting as a free demo, and to keep it clean on a once a year basis. |

Mark makes some excellent points. As he said, the ones I deal with can't or won't take a referral fee due to ethics considerations (they will take one on a mold job--amazing how several hundred bucks changes that opinion! lol). You can do things like send a couple of pizzas to their office for lunch. While some of 'em won't be around to enjoy it, some will. It may take a couple of these to get their attention. Also, before and after pizza, stop in and introduce yourself and leave business cards with a flyer or something about your services. Once you have one try you out, give their client an excellent price! If you normally charge .25 cents a square, charge their client .20 (or if you charge $35 a room, charge their client $25 to $30 a room). Let the realtor know you are doing this because you know they will be happy with your services and will send you more business, thus the better rate. Also let the client know you are doin this because of your respect for said realtor. That confirms to the client that he chose the best realtor because the subs the realtor uses like him so much they give his clients better rates! He tells the realtor how much weight he (the realtor) pulls because the subs give him the best rate in town! Now the realtor really loves you because his clients love you! Can't miss! Every realtor I have done work for sticks with me because (1) I do a great job and (2) I give their clients a "great" deal. I get several realtor referrals a month! Of course, it has taken me about 3 years of hard work to get 'em, but well worth it!

I have personally worked with many top agents in my area with great success. Here is what works for me.
Start with going to the weekly MLS (multiple listing service) meetings. Find out who the top agents are. It is true top agents produce 80% of the sales in the market. Meet them personally and find out what there problems are in staging a home and then find solutions to these problems. Be consistent on going to the MLS meetings. This is key to your success. I have found over the years that not one agent that we do work for ever has asked "how much" does it cost. They know we provide an excellent, consistent service with a 100% guarentee. They are busy people and they want the sales process to go quickly.
I do offer realtors a 15% percent discount on there homes.
There are also many ways after developing the relationship to market to them. If you dont build a relationship all the marketing in the work is just a waste of time. Good Luck. |
