Rick and All others,
I have a couple hundred chairs to clean soon and I want to encap them. I have beige 8" pads and 8" looped obsorbant pads and power tools to spin them. Would a Rota brush work better than either of these or is there a better tool yet for out there?
Any and all suggestions please.

You already have everything you need for commercial upholstery encap cleaning.

1) Spray the chairs fairly wet with Releasit mixed at the same rate for carpet cleaning.
2) For sturdy upholstery, scrub at a medium pace with the FiberPlus pads.
3) For delicate upholstery, or if additional soil recovery is needed, use the bonnets to clean or post-bonnet.

You'll make good time, but avoid the urge to blast over them too fast.

Have there ever been any issues with any type of transfer of encapsulated soil or residue? Obviously, these chairs will probably not receive a post-cleaning vacuuming. I too have a couple of hundred pieces to clean this weekend. I had planned to extract, but would rather encap. Looking for a comfort zone here.

I know this may sound crazy, but here's the form of "extraction" that typically occurs with encapped commercial upholstery...



As people sit in the chairs, the residue gradually breaks away from the upholstery.

I know this may not be the "politically correct" way to clean upholstery, but how correct is it for them to expect you to clean chairs for $3-$4 a piece? In this case, they're getting exactly what they're paying for = clean looking chairs, that's all.

An old saying that applies here is... "Cut the cloth to fit the garment." This method is simply providing a means of a service to meet their budget.

For a more complete soil removal process you also could POST-BONNET afterward. In that case, you'll be pulling soil from the fabric. Some cleaners will towel off the pieces, and this provides a measure of soil extraction too.

I have never had a problem in several places that I have done. I carry a bunch of white towels after I hit it with the pad driver and bonnet. I wipe it off good and move on to the next. Never have I had an issue and this is at churchs and high end places where the owner is v ery customer oriented so if there had been a problem I would of heard quick.

On typical commercial upholstery, as well as the firmer residential pieces, just buy Argo's 1- or 2-sided terrycloth cotton pads sized to fit the face of the rotary or orbital hand tool you might be using for stairs. Spray on Encap Punch; then simply agitate & absorb with the cotton pads. This will pretty much eliminate the likelihood of butt-ended extraction.

The above pad is what I have, as well as beige of course. The bonnet will obsorb some soil in the process so is it recommended over a Rota brush?

Many chairs csn be left like "side chairs", "reception areas". I would feel a bit uncomfortable not extracting the "work" chairs.

Our steps are. 1. Vacuum
2. Pre treat nasty stains
3. Scrub with whatever you like
4. Skip extrating if "Encaping".
5. Wipe down hard frame
