Encap question

Ok did this gd carpet, have encapped it for like 2 years, been 6 mths this time, and about 4 mths between the other times...always looked really good

THIS TIME i had a few "bleed back" dirt areas, not spills, and some that popped back just randomly....heres the weird part, almost all could vaccum up, like little dirt sand what ever spots, one area had to be recleaned....

so why am i getting dirt piles coming up...it was cleaned on sunday, and they called mon. i looked at it, when i went back tues night there were more dirt spots that had appeared

1st thing that comes to mind is someone is messing with the carpet when you are not there. maybe the office cleaner's vac is dumping dirt somehow. if it vac's up it sounds strange.

something doesn't sound right.

I've seen ants come up through a slab into the carpet, ie: ant hills in the carpet.

Yeah on slab, no its not ants, more dusty then sandy..

now could be vac....theirs was just gross, cleaned it out for them told them to keep it clean......

better description is like someone had muddy shoes, is what the areas looked like..HOWEVER BEFORE YOU GO THERE, they called at 9 am on monday and i cleaned it sunday night til 2 am...it has been 100 degrees here so no mud around, it also is a corporate office, so very unlikly someone come just trackin in with mud..

i did notice a difference in the carpet when i vac'd it, lightened it up a little....

could it be that the carpet is now "loaded" and needs extraction next time??

and i tell them we need to clean it every 3-4 mths not 6-to when ever they feel like it

It sounds like more thorough and intensive vacuuming may be what's needed.

Prior to cleaning or in their general cleaning...because my worker did a good job, i was watching him most the time and saw the crap that was sucked out

Dry Soil Removal

I'm not sure where the vacuuming is breaking down, pre-vacuuming or post-vacuuming. But dry soil in the carpet indicates that vacuuming is the the most probable cause of a weak link in the cleaning system. Good vacuuming is tough to do on a commercial glue down carpet. There is MINIMAL air flow. The carpet's glue to the floor, and the pile is densely packed together. So it can be very hard to get all the dry soil out.

Here are some ideas on vacuuming: Running a Pile Lifter can help a little, bbut a serious commercial vacuum will likely accomplish more. You need a vacuum with an agressive brush roller. We like the design of the Hoover Conquest for its brush design, and we also like the Lindhaus Commercial RX for it's dynamic balanced brush roller that spins at 5000 RPM. Yes - 5000 RPM! This kind of kick butt agitation will help bring up the dry soil from the carpet. Then it's important to vacuum SLOWLY. Vacuuming with multiple overlapping passes in a north-south east-west pattern does a good job on a beat commercial glue down carpet.

Dry soil removal is an IMPORTANT part of the cleaning that doesn't get the attention needed a lot of the time. To the extent that you can improve your dry soil removal, you should see improved cleanings.

Dry soil removal will determine the outcome of any encap job. As Rick said you must have a vac that can handle CGD soil and the two mentioned are excellent. I used to own a vac shop and sold Lindhaus (in German means cleanhouse) I prefer the Hoover Conquest but my second choice would be the Lindhaus. This is also true in residential carpet. I am amazed at how many CCers do not even carry a vac on their van. I always have a minimum of three on mine (Comquest, Miele and Sanitare, for the girls that work with us) better known around here as the "Rambo-ettes"

I am a counter rotating brush machine user. A technique I've used in the past is a variation of pile lifting. I use my "CBR" equipped with a less aggressive brush and agitate/run it over the carpet DRY BEFORE pre-vacuuming. A motorized grooming if you will. It pops alot of things up to the surface. Then I perform my pre-vacuuming. This is a time consuming extra step which I reserve for dirtier, more "matted" surfaces but is seems to be effective. I do try to use a less aggressive brush to avoid any potential problems from the lack of a "lubricating" cleaning agent, but I felt it to be just as safe/superior to the Certified and one less piece of equipment to carry. As I recall I picked up this technique in reading some older HOST literature and thought it to be of merit. I also agree with the use of good vacuums such as the Lindhaus, Conquest, and Windsor, etc. The brush speed and additionally the brush PATTERN can have surprising resultsand efficacy. I am curious about the Koblenz units that have the single motor, polymer belts, but high cfm's. Also, I believe with Windsor Versamatic's there are are different brush strips available(red and/or black)with different levels of aggresive stiffness which may be of benefit depending on the surface. One other final technique, is the direction of the vacuuming. Might be "valleys" in the spots that might be helped in vacuuming in a different direction(north-south then east-west)such as with extraction. I would assume the use of 4805 or 4807 brushes on a Cimex might have similiar pile lifting effects?
