Of course we like high rise or otherwise offices to clean. They are some of the cleanest carpets you can find. If a high rise the farterest away fom the elevator on the top floor are the cleanest. As far as price there really is no set price. Too many variables. low .15 to .25 high has been our historical numbers over the last few years.When was it last cleaned? How often do you want it cleaned? Will you be interested in a maintenance contract if I can provide you with "clean carpet" instead of a carpet cleaning? etc. Most office buildings are Monday to Friday operation, allowing you to work on the week-end during the day. We encap all of our offices now with GLS or Cimex. Fast is the key here. We make more money with encapping at .18 per sq. ft. now then we used to make at .25 a few years ago. We also noticed more repeat business as we blow the competition away that are still using truckmounts or portables, as they have to increase their prices to cover fuel. Read Mark Stanleys post on the VLM Board, He will give you his Truck mount and Van if you will just take over the lease. I told him not to do it but that is a another post.

Recently cleaned a single studio of a high end chain. The manager had 3 former carpet cleaners fail to keep the stains from coming back. He had plans to replace the carpet. Saved him plenty and have the upper hand in getting the rest of the chain on a frequent basis. With frequency comes time savings and more per hour for me.
