Need help with VCT!!!

I received a phone call yesterday from a vet office. They just had the entire floor done with brand new VCT tile.
I have not done VCT work sine mid 1980's. I need some help from anyone please. The tile has nothing on it now. They want prices to seal, wax and maintain there new floor. They stressed the fact that they want the floors kept in tip top shape. Any help is greatly apperciated.

Nice speaking with you on the phone today.
Here's an overview of what we discussed...

What you need to do is strip the factory seal off the floor first - this will allow the finish to adhere to the floor properly.

First dust mop like crazy because there will be a lot of hair. Use your Cimex and the Lightning strip pads to strip the factory seal. Mix your stripper according to directions. Scrub the floor slowly making overlapping passes. Wet vacuum the solution. Rinse the floor thoroughly. Dry the floor. Then apply 4-6 coats of finish. Squirt the finish onto the floor and spread it evenly with a finish mop. Allow each coat to dry completely between coats.

This will do the trick for you.

Just one other little item. Ask to see if you can contact the installer to determine the type of mastic that was used. Some manufacturers say to wait 30 days before any stripping or finishing. Others say Ok from day one.

I usually give it a minimum of 3 days to allow the adhesive to cure. If its new, a quick scrub & rinse to pull off the factory finish & apply 4-6 coats of you favorite finish should be fine.

Sealer shouldn't be needed until the tiles have some wear/scratches on them.
Tape of the cove base (as pictured) so you don't get finish all over it...

Burnish the 1st, 3rd & top coat of finish. The top coat gets it twice... Leaves the floor with a nice even shine and maximum reflection.

First we never dust mop that leads to dust getting mover around.

Vacuuming is way better and faster in most cases.
No need to use stripper when taking off the factory finish, a good neutral cleaner or degreaser works fine. If you must use stripper dont use it in the normal dillutions, expecially if the floor has not cured very long.

Rubbermaid system is one of the best for laying finish if the areas are not huge.
four coats on day burnish and two the next. If you can maintain the floor properly you will not have to stripp the floor totally again for a long long time.

We have car dealers going on 5 years with out a full strip

heheh, floorguy huh...I AM THE FLOORGUY!!!!!

your not a floorguy till you got a couple of propane machines and autos on a job..

burnishing is not needed for most finishes, due to how the polymers are now made...and custys usally dont want to pay the extra anyway(it does take more time right??? and time is money)

how big is the office?? keeping it in tipt op shape will require a burnisher to, constant scrub and recoats will make for a mess to strip later...

new tile strips are like taking candy from a baby...easyyyyyy
