| Just did a office around 2500 SQ ft. Out of the question for the TM becuase of the hoses.
This place had a roof leak a month ago and had a large stain on the carpet. Problem is the carpet stinks when damp. Possible problem under the carpet. They are trying to cover it with deoderizers etc.
What do we use if we need a deoderizer . The janitoral company wanted me to put some type of biocide on the carpet. Not sure this is a good idea.
Any thoughts? |

You can add tea tree oil to your encap solution. This stuff is amazing and you can get it cheap at any walmart or target,cvs, etc... If the place really stinks, I usually add around 40-50 drops.

with out removing the source of this problem it will allways re apear at some point in time.
it the carpet a direct glue down with no pad, is the on concreat or wood subfloor?
How long was the carpet wet before it was dried down? The carpet may need to be replaced as it might be a health hazard |

Tea Tree oil can remove the "source", as it's a safe and effective anti-microbial agent.

While I am aware of the propeties of Teatree oil, my concern would be how bad was the leak, how long and how wet was the carpeting, what type of debris came along with the water leak. IE CAT I II
As you know once you put your equipment to fixing a problem you may be held liable if down the road somthing goes wrong. This is one reason I always error on the side of caution when it comes to WD work or even giving info.

I do not do WD but I do do WDR (water damage restoration) and have done all types Cat 1, Cat 2, Cat 3, etc. I don't do much any more as I hate unscheduled work and that is all WDR is. IMHO we sometimes we make the job more difficult than it really is. I have handled jobs that have been wet for three weeks and was able to restore everthing. I have been on jobs that were wet for 3 days and the carpet has already delaminated. I have never seen any WDR that was the same. Also I have never worked with a better all natural deo than Tee Tree Oil( Australian Melaluca) WDR |

Rambo I happen to agree with you, each job is different and you just never know
until you see the job. Being as I live in a sue over everything world I go by the book on WDR. I have seen a few guys go under by not following proper proceedures.

A "roof leak" is not normally what one would think of as a bio-hazard.

never a problem, but then I do not drink anything intoxicating.

I would go with what I learned in IICRC Odor Control Class.
E- Eliminate the source of the odor.
C- Clean the affected area.
R- Recreate the situation.
S- Seal the affected area- usually the sub floor.
You may be able to stop at any point when the odor problem is curred but you have to start at the top and work your way down.
Example-
Say you have a pet problem with wet feces causing a problem:
Eliminate as much of the drier and bulkier chunks of pet waste. Odor fixed?- GREAT. If not continue on...
Clean the surface with a good cleaning and appropriate chemicals. If nothing penetrated the face of the carpet you may be able to stop there. Odor fixed?- GREAT. If not continue on...
Recreate the situation by flooding the area with enzymes (or other appropriate chemicals) and extract with a water claw. May be able to stop there. Odor fixed?- GREAT. If not continue on...
Seal the sub floor (concrete, wood, etc.) with marine varnish. Allow to dry and replace carpet. If there is still an odor you either did something wrong or you are not where the odor is coming from.
Of course you need to properly explain all of this UP FRONT and charge appropriately.
I would suggest the IICRC Odor Control class- only one day and need it for your Journeyman or Master Textile Cleaner Certification anyway.
