The Servant 

Hey guys,i went to bid on the location. 1100 sq.ft. of carpet. Theres a few spots. Coffee spill. I ran my finger nail across what looked like a coffee spill and a powdery substance came up as if it crystilized. I quoated the guy $140.00 for the cleaning not including the pre-spot and scrubbing.(as i call it) I told him that i will throw that in since he will use this cleaning to determine whether he wants me to continue to serve him as i previously suggested to him. How can i convince him in professional carpet cleaning language that he needs to do all locations quarterly? He told me that the price was reasonable and get this,he'll be giving me the key to the location. So....how did i do? And what do you think?

In my limited commercial experience, businesses like H&R Block won’t clean quarterly, more like annually at the most. That may be my lack of salesmanship. Hope to see some good replies on how to get them to clean more often.

I think you did a good job getting your foot in the door. Now knock their socks off with awesome cleaning and customer service.

They only have one rush per year. The rest of the year a lot of locations shut down. See which ones are used for Tax Preparation classes & general offices & offer to do those more frequently. Tailor your proposals to thier cleaning needs not your desire for more business... Just make sure that it works for your budget.
