'Always Clean' contract advise

I would really appreciate any advise on an always clean contract we are bidding on. We have been in business for 20 years and never done one of these. Here are the details:
215,000 sq. ft. of flooring
70% CGD carpeting (we will be cimexing)
30% VCT (we will strip some and top coat scub some as needed)
We plan to divide it into sections and work it one day a week all year long. (approx. 1/3 will have to be cleaned 3-4 times duing that year)
We plan to work approx. 5-6 hrs ea time with 2-3 employees. Total of 52 weeks.
We will take care of any emergency spills as they occur wherever they occur while we are there. (This is a big church)

My question is: How would you go about pricing this job and what would you estimate generally pr. week with the little bit of details I have provided.

The rate for that should fall somewhere between .02 - .03 per sq ft.

At .02 per sq ft, you'd generate $4,310 per month, $51,720 per year.
At .025 per sq ft, you'd generate $5,375 per month, $64,500 per year.
At .03 per sq ft, you'd generate $6,450 per month, $77,400 per year.

Now before the rest of you freak out about me suggesting .02 - .03 per sq ft, let me explain what an Always Clean contract is all about. You present the prospective client with this desirably reasonable price. You promise that the carpets will NEVER be soiled because you will always be there to service anything that's needed. Are they interested? You better believe they are.

So now you're wondering, how can you possibly expect to make a profit charging as little as .02 per sq ft? If I told you that you could make a very handsome profit, you'd probably think I was crazy. Well consider this... you aren't cleaning the whole building every month. You're only cleaning sections of the building each month. You are actually making terrific money by the sq ft. The customer sees it as a simple way to care for their floor coverings. And it makes it easy for you to provide them with an indispensable service.

Thanks! That is exactly what I was looking for. I was very close in my estimation. If you feel comfortable sending me a sample 'always clean' contract I would be very grateful. As I began typing it up I realized it gets very detailed and a sample would be awesome.

While I do not agree with the pricing that is the idea
dont forget VCT is more costly to maintain the carpeting, both in man hours and chemicals.

Rick do you have a sample of one of these "Always Clean" contracts, like the last one that you posted about a month ago?

I do not have a copy of a contract like this because I have not yet personally tried it. I was told about it by Paul Thompson, one of the Connections organizers. Paul has in the neighborhood of a million sq ft of carpet under this type of contract. So it does work. I think it sounds like a brilliant way to approach LARGE accounts.

Rick,

I couldn't agree more about your pricing. Last year I spoke to you about a lare contract for carpet cleaning. You gave me a price of 8 cnts a sq foot. I never thought I would make a any money at this price. I just did a partial cleaning of one of these blds last Sunday night. Two guys, four hours, the place looked unbelievable when complete. I paid my guy 100,gas and ds 100, I took home $1500. How can you beat that. That is $375 an hour.. What a world
