Kinda confused on this commercial maintenance stuff...

I have been planning to introduce a Mantainence plan to the major hotel I do. I asked the lady incharge if they would be interested and she was thrilled to hear that I wanted to. However, with the recent posts about this subject my understanding of how to do it is becoming less...

I know we charge less per sf when we clean an area more often, especially on contract. I have heard that people charge .10 a sf and do extremely well in beating out the competition. However, is this .10/sf for every time you clean the same sf, or is it for the total ? I.E. 100K SF at .10 is $10K, but you will be cleaning that sf more than once. If I were to clean the 100K of sf 3x a year, would it be $30K or still just $10K?

I just want to make sure I present this in the best way possible so they sign me up for long term. I just dont know if they are expecting .02 or .10. I currently charge .15/sf when I do work for them. Any Ideas or clarification? Am I just lost?

Most major hotels I have worked with have a maintenance schedule for cleaning and that includes the carpet. Marriott use to do the halls 6x a year and rooms 3x a year, Banquet rooms and dining was as needed, and that came from corporate.

We get paid every time we clean. When you set up a maint package, You can lower the total price because you are doing the carpets more often, which also means the carpets are not trashed when they get on a Maint program. Less Ds, less overhead, More money.

What I do is figure out a fair price and if they decide to do the maint program the price per cleaning is cheaper than doing it once or twice a year. Remember the bigger the account the less you charge per sq ft. I have several jobs were I charge 30 cents a sq. these are small doctor's office's that I clean 3x per year. I also have a customer that is 100,000 sq I charge them 0.8 per sq. They clean 6x per year. IMHO I would rather do the bigger job even though it's less $ per sq ft. I make a lot more $ on this account per year. So I really make sure their happy with the work. Good Luck.

Prices in the industry are typically "per cleaning", unless you were to specify other arrangements in a maint contract.

Marriott has since relaxed on the number of times. I do quite a few and most do everything twice a year with hallways and banquet rooms as needed. Of course they NEED to be done more but most I service just do the 2 times per year.

$30k, don't clean it 3x for the same price as 1x!

or if you do as others suggested above, ie:
- CC 1x / year @ 10¢ = $10k
- CC 3x / year @ 8¢ = $24k

Thank you for the clarification, I was worried that I would be making less than I thought! My plan was to put different sections on a sliding scale, depending on how often the lady in charged felt they needed to be done. For example charging .10 for the halls at 4x per year but .12 for the areas where they have functions(and lots of spills) at 2x per year, of course she wouldnt see the formulas, just input how often she wanted each section done, and if the total fit her budget.
