High Humidity

I work in a building with numerous leaky pipes(HVAC), numerous roof leaks, fan/coil A?C units, and the a/c is only ran intermittently. Seems like we have real high humidity inside(also outside for that matter). Have frequent mold problems in ceiling tiles, etc. Things dry slow. We use carpet dryers, etc. For tile refinishing we exhaust the air outside(where possible) to get the humid air out. We have CGD that is primarily 15+ years old even with encapping it many spots seems to come back within a week or two. I'm wondering if it is the constant high humidity contributing to the rapid resoil/spot reappearance? I haven't tried a hygrometer or whatever it is called to check the humidity level. Does this seem plausible? Any suggestions? Institution won't run a/c 24/7,etc. only if the particular zone is being used by customers, after that off goes the a/c. Thanks!

Dave, if I were you, I would get regular health check-ups. High humidity is just not healthy. Does the bldg not have Economizers on the HVAC? Most commercial bldgs. do. My guess is they have some serious HVAC problems. It sounds to me like a law suit waiting to happen.

I agree with Rambo. No HVAC or in disrepair,Leaking roof,Mold, I hope you have Good health insurance.
Does this company give a damn about it's employees? Is this job worth risking your health?
I think the rapid re-soiling is the least of your problems.

No we don't have health insurance offered to us, employees. Only the ministerial staff has healthcare and retirement benefits offered to them. All support staff such as clerical, daycare, custodial, don't have it available. Seems like we have a weekly routine of replacing/spot painting ceiling tile with water spots or damage. Have been getting lots of rain around here lately so have to contend with the roof leaks as well as HVAC pipe problems more. I know high humidity levels contribute to dust mite issues, etc. with regard to the carpet, but what about the acceleration of resoiling and wickback of spots? One of my colleagues is cleaning carpet in his areas with a TM-Pro on a weekly basis. I try to only do it once every 2-4 weeks, and engage in a more aggressive spotting program with DS mixed for "spill treatment" and the use of brush or doodlebug w/white pad. My thoughts are to lessen the amount of moisture introduced. He would just prefer to do the whole thing, not get up and down to spot, and not maintian a separate bottle of spotter. One of the areas that seems to resoil worst is in our nursery, where the a/c is on and off all the time. They also frequently are blowing bubbles inside the rooms with the kids, spraying dish detergent/water & bleach/water solutions aroung on surfaces, toys, etc. I'm afraid between the overspray/fallout from the "cleaning" solutions, the fallout from the bubble blowing, the spills of juice boxes, etc. it is going to be difficult to solve. Especially with the a/c only being ran for 4-6 hours, 4 days of the week. In these areas of the building that were built in the early 1970's I don't beleieve we have any type of economizer for the HVAC. It is a loop system, with a boiler/chiller and fan coil units. Would getting a humidity meter help in determining a solution? Thanks
