Spots

Any Ideas how to remove spots that the Cimex does not remove? I am cleaning 155,000 sq. ft. school corporation. After using my Cimex, there are several spots left. Some are school Glue, (I use Hot water and extract), some are gum (I use a freeze spray), some are very dificult and seem like grease. I use a petrolum base spot remover and extract.
I have a "ton" of these spots to remove. I don't want to have to extract all the spots so any and all ideas will be helful. Would a strong PUNCH prespray help?
One janitor said Goof Off on a rag will work.

I have Two Cimex units, a Butler System, a Rotovac 360, a CRB, and an Icapsol.

How can I speed up the process so I won't be removing spots around Christmas Trees.

You can continue to use the petroleum based spotter that has been working for you. Apply the spotter sparingly with a terry cloth towel and rub the spot till it is broken up. Then blot up the spot into the terry cloth towel. Absorb as much of the spotter into the towel as you can. Then just encap over it with the Cimex and Releasit. The Releasit will encapsulate the slight residue of the spotter that's still left in the carpet. This towel technique can be used for most spotting solutions. Unfortunately this will require a fair amount of "hand work", but I don't know of a better way to deal with problem spots. So make sure you charge accordingly for the extra spotting work that you need to do.

Thanks Rick. I was using tomuch pertoleum spotter. Should I add any punch to the Releasit?

Encap-Punch can help you to break up the soil and make the overall cleaning easier. But you still may need a spotter like Encap-Spot, or possibly a petroleum or dlimonene solvent based spotter for those grease/mystery spots. A word of caution; if you're using petroleum or dlimonene spotters, use them sparingly (a drop on a towel will do the trick). Solvent spotters can actually leave behind a spot of their own (especially on an olefin carpet).

Spotting can be a challenge when the carpet is covered with loads of spots. I remember doing a video arcade one time that had a wad of chewing gum for every square foot of carpet. Yikes! We managed to get most of the gum up. Never again!

To avoid doing as much spotting, you could try cleaning the carpet with the FiberPlus Max pads on your Cimex, and use a 50/50 solution of Releasit in a trigger sprayer to scrub out the individual spots. There aren't too many spots that can stand up to the Max pads and 50/50. And since you have Encap-Punch, you could use Punch as your 50/50 mix - since it has more solvency. Give it a try - it's easier than running around spotting with a hand towel.

We have found that as we make a pass and there seems to be a spot that didn't come out that as we make the next pass and come to that spot we spritz on the encap spot and turn the mex on top of it for a moment and usually it comes up unless it's a stain or oil based. If it's gum or grease we spritz a little citrus solv and then turn the mex on it, then spritz again with encap spot and most grease spots dissappear. Heavy gum we put a little more citrus solv and use a gum getter tool and it usually dissolves and we do the follow up encap spot. Sounds like a lot of work but it's fast and easy and hardly ever have to get on my knees, we just hang the two spray bottles on mex. We come behind ourselves and have never had an issue with spot returning because we used citrus solv.We most always use the fiber max pad.I'm sure you will create a systems that works for you.

I thought Citrus Solv needs to be extracted. Doesn't it cause delamination otherwise?

This is kind of late to the discussion. What about the use of a steam vapor machine? We seem to have pretty good luck with gum, etc. especially if we use it with both wands attached(for floors) and the the single jet nozzle with brass or plastic bristle brush attached. Gum comes up quick, no chems involved generally. We use it to "pre-spot" followed with encapping. Seems to be a pretty nice multi-purpose tool. Nice for candle wax, getting the wrinkles out of the curtains and my shirts.
