Best types of office buildings to target

To everyone on this board that has contracts to do commercial carpet cleaning, what types of businesses do you find that have their buildings cleaned?

example, medical, insurance, processing centers?

Looking for businesses that care about their IMAGE!

Here is a sample of gray carpet in a Bank processing center that doesn't really care that much about their image. They have a national janitorial company that tries to clean for them but the best they do is empty trash cans. In the hallways this carpet is sooooooo Black and sticky from residue that even sometimes after they try to clean the carpets you see white sneaker footprints in the rug.

What I try to do

I try to target locally owned businesses. Such as a business where the owner is involved on a daily basis. Usually these types only have one or two locations. Also, I find a lot of my commercial business through the Chamber of Commerce. These people shop local and care about their community. If they didn't they would not be part of the Chamber.

One thing about these types of businesses is they will usually pay for quality, but they are rarely over 10,000 sf. in my experience.

All of the above are great targets. Go get "em. IMHO I would not spent to much time talking about what others don't do, and spend your time telling others what you can do.

You have a nic picture get on the web to the bank web site contact info forward the picture and ask if they would like a quote. You may be surprised to find someone does care higher up. I did that with Home Depot and Miejers of their bathroom floor, still haven't heard but was worth a try.

This bank has 87,864 sft. They have two other buildings in the area which one is about 5,000sf and the other one is in a major city close by which is probably quite large. This picture is clean compared to the hallway where people first come around the turnstiles. I have to call the person in charge of property management and send them one of our cms letters. To correct this carpet will take some HWE then ENCAP ENCAP ENCAP !

I like ALL offices except the small mom and pop's.

Any office or office building that has a couple thousand square feet or more (more is better) is a prime target. And targeting upper end buildings is the gravy imho, even though they require a bit more persistence.

Use some imagination, and target any/all buildings in your area that have a good sized installation of carpet. Office complexes, insurance offices, larger attorneys firms, marketing/advertising firms, government buildings, libraries, museums, banquet rooms, class-a office space, manufacturing industry office space, medical industry office space, bowling alleys, the list goes on and on... it's all good!
