teaser copy for mailer

I am getting a sales letter and flyer together for mailing to my local chamber of commerence members. The flyer and letter are going to be half folded and mailed out as stand alone piece.

I was going to put some teaser copy on address side with something like:

Is there something you have overlooked in your office??
Find out more inside.

something like that..

has anyone used teaser copy on from of mailer and did it help response rate..

Outside: There is something hiding in your.....

Inside: Carpet....(then list every nasty filthy thing you can think of.)

Back Side:  Want to get rid of that stuff call me: xxxxxxxxxxx
