VCT Pricing

What is the standard price per square foot to strip and recoat VCT? I might persue it for that bank I mentioned in my last post because it's only a small job - a small lunchroom, another small storage area & 2 bathrooms...

also - can I use my low boy OP to strip floors? I'd rather get that dirty than my cimex!!

at least 40 cents a square foot.
if it is small and you put on 3-5 coats you'll be sitting around waiting for them to dry so bag a lunch.

I don't price per sq/ft. I price per job. By the time you setup,strip,rinse,wait for the floor to dry then lay down finish and wait some more between coats the small jobs you end up wasting a whole day.
If they don't like my price they can get someone else to do it.
Keep in mind if theres heavy buildup you might have to run stripper over it more then once. Stripper will only penetrate so deep.

Our standard pricing is .50 per SF; minimum is $175.00. I usually price a small bath (sink/toilet only) at $65.00 to strip/refinish. Of course, the price per SF can go down dramatically for large open areas, but you are still hemmed in by waiting for the finish to dry (unless the areas are very large).

It works out much better if you can at least clean some carpeting between recoats, if that's possible.

Joe's right...don't charge square foot unless it's HUGE.

I'm doing a private school right now that hasn't been stripped in a LONG time and the finish is quite yellow. One class room takes a half day to strip....applying the new finish is a breeze. I'm getting $400 per classroom and you can imagine that if I went square foot I'd have to charge in the .60 - .75 cents per square foot. I came up with my price by estimating 1 day per room and I wanted at least $400 per day...I wish I would have charged $500 per room, but I have to live with that.

If you do this job remember one thing...dwell time is critical with stripping...if you have a problem then dilute stronger than what's on the bottle and keep the floor wet for a while by pouring more stripper on it (I use a watering can that's made for watering flowers). You need something to extract the stripper from the floor...a mop and bucket won't work unless it's a very small area. Also make sure you nuetralize and then rinse...VERY IMPORTANT STEP.

Here's another suggestion...one of my first VCT jobs I did, I hired a guy from a school board to help me...I learned more from that guy than anyone else. Call a janitorial company or someone that does vct, hire them to do this one for you on the condition that you can be their helper...you will never regret that because you will have learned how to do it properly. Most people are scared of VCT because they never learned how to do it properly...it's easy, but it is time consuming...but you can still make good money doing it from time to time.

By the way...the private school initially contacted me for a quote to clean the carpet in two small stairwells and an area in the office...A $340 carpet cleaning job turned into over a $4000 VCT job. It does pay to be able to do it when you want/need to.

Aris , not bad for a one time shot.Some times we want to make a certain amount, so we charge a tad less to secure the job. Example if we want to make $100.00 well, then we'll we do good to charge $94.99 and skip lunch. Aris, you win.

Alex...this one was a tough one...I wouldn't want to do it for any less. I know why the guy that used to do them passed on this one. I'm used to doing smaller areas like lunch/coffee rooms, bathrooms, entry areas, etc... Doing a school with halls, classrooms, desks, chairs...I don't think I'd do one again, well...maybe for $500 per room I'd think about it.
