| I've had a couple of my cust'y complaining that after I encap, the carpet looks great for a day or two, then it looks dingy...One called me yesterday (a church that I cleaned) and said their function hall doesnt look clean anymore (dingy look) they havent used it since i've cleaned...yes, the spots are gone but it just looks dingy overall.
I'm using the 19" cimex w/ ds at 4oz per gallon, went over it with one wet pass, then a dry pass(standard cleaning procedure)...What can I do to give them a "Lasting Clean"? This is happening a little too frequently lately!

I have had the same problem with one area of Carpet I do at my largesat commercial account. I now clean with the Cimex and then go over it with a pad on the Challenger right away. It really makes the carpet "pop".
Here's the crazy part when I go over it first with the Cimex then follow with the Challenger the bonnet doesn't getr 1/3 as dirty as it would if I just bonnet cleaned the whole thing. I will only use one bonnet for the whole room
and it barely gets dirty. If I try to just bonnet it without Cimexing first
the pads are filthy. I KNOW DOESN'T MAKE ANY SENSE BUT THAT'S HOW IT IS.
Maybe try the tuway bonnets after although they don't pick up as much as the cotten pads? |

Hi Joe,
How's things with you. I have found making a couple DRY passes has helped a lot. Another thing I do to remove soil load, is to hit those areas with my op and cotton pads after my intial scrub with the cimex. Yes doing these extra steps take a few extra minutes, but the customer will be happy, and the next cleaning will go even quicker.

It sounds like it may be time to empty the tank. Carpet has an amazing ability to fill up with crud. The encapsulation cleaning process does an excellent job of maintaining the carpets appearance over an extended period of time. However there comes a time when a good extraction cleaning may be appropriate. It's all about managing soil loads. The nice thing about encapsulation cleaning is that it can reduce the total number of extractions and renew carpet appearance. In most cases, a good encapsulation program can push extraction cleanings back dramatically. In well maintained buildings, extraction cleaning may not be needed at all. Yet you may very likely find that extraction cleaning will become a necessary evil at periodic intervals in the maintenance cycle. That is why we also sell extraction equipment like the Steamin Demon. Extraction cleaning is not fun, we'd all love to encap forever! But over the course of time, it is possible for the soil to build up in the carpet to the extent that the carpet will no longer respond well to encap cleaning alone - the tank is full. This will happen more quickly in locations where the carpet does not receive adequate vacuuming. So it is a good idea to consider periodically flushing the carpet with a good extraction rinse to bring it back to square one. Then once the soil load has been reduced to a manageable level, the encap process can be resumed effectively.

Rick speaks the truth as always. At times there is just to much soil for the encap.
I know its the conventional wisdom to pad after the Cimex. When I've done this I see little soil on the bonnets or pads. As stated, if you just bonnet you remove a lot of soil. Isn't removing a lot of soil a good thing? I'm experimenting with bonneting heavily soiled areas first to remove as much soil as possible and then finishing with the Cimex. We'll see. |

Rick is right. Carey Mitchell said after every few encap cleanings you should flush with hot water extraction and then the apparence will go up again. Then you can continue with encap again.

Hey Guys,
I wonder if its possble to get in to the commecial carpet cleaning business without a truckmount. I'm sure it would be a hard road commercial cleaning with a portable. Under standing the encap cleaning life cycle....

A Cimex and a Steamin Demon would outfit you quite well for commercial work (without a truckmount). Keep in mind, the BULK of all your cleaning can be done with the Cimex/Releasit system.

We do alot of commercial, and Rick is right. I would add a 2 speed 17" buffer or a OP machine and you will be good to go on any commercial. |

I did buy a older op machine from Rick T not to long ago. I have been buying some glad pads, so i can learn the ropes. The SD is a nice machine with that my tools box would be over whelming. I will have to wait tell i can turn my res carpet cleaning into more comm before i buy more eqipment.
