May be new cimex

My business is primarily residential with about 10% commercial. I am looking into the cimex now. Do most offices you encounter get by with using the cimex only? Offices I do now I use hwe with shampooing if needed, followed with a dry bonnet? I have 20 more questions but I'll keep it to one now.

I have used just the cimex on quite a few offices. Bad areas pre spray and then scrub, followed by bonnets. Real bad areas, scrub in shampoo with cimex and then HWE. Can't beat the scrubbing action, will loosen almost anything.

Let me start by saying Welcome!

You mentioned that your business is about 10% commercial. That's a nice place to start. You may just find that increasing the emphasis toward commercial over residential will prove to be more profitable and easier to manage. It generally requires less ongoing "marketing/selling" too, once you get a good customer base established.

To that end, our CMS Commercial Marketing program may be helpful to you. This marketing system is designed to make it easy to target and land commercial accounts. We are now including it in the Cimex package.

You said that you are currently shampooing, performing HWE, and bonneting your commercial accounts. Those are all excellent methods. With the Cimex and Releasit you'll be able to cut out some of the steps which will increase your productivity. You should be able to clean most accounts without needing to get into HWE or bonneting. Those are great tools to have on hand whenever they may be needed. The fact is though, they just won't be needed all that often when you're using a good encap system.

The Cimex/Releasit approach will allow you to clean at 2,000-3,000 sq ft per hour. Releasit is able to effectively eliminate the problems that are common with commercial carpets, such as wicking, recurring spill stains, uglied out traffic lanes, oily yellow/brown tracking from asphalt sealer, etc. Plus the crystallizing polymer along with the built-in Soileze fluoro-protector contributes to keeping the carpet cleaner looking longer between cleanings (usually about 50% longer).

The Cimex is a planetary scrubber. As shown in this illustration - as the drive deck is turning counter-clockwise, the 3 drivers are spinning clockwise...


The planetary scrubbing action of the Cimex enables it to address ALL sides of the carpet fiber with each scrubbing pass. This produces unparalleled agitation. Plus it is SAFE agitation, since it is not just spinning counter-clockwise (like a typical rotary machine). And because the machine is turning right and left at the same time, there won't be a tendency to unwind the fiber like a rotary machine can. There's also no side to side torque, like there is with a rotary machine, so it's easy to quickly train new techs to run the machine safely.

Yes you can do most office buildings with just a Cimex, In bad situations we have found that the Cimex followed with an OP machine does a better job than just HWE on most carpets.

I agree with Don. We also like to use an OP to pad up heavy spills prior to running the Cimex so the encap doesn't have to handle as much volume.

I can honestly say I was at about 10% commercial or less when I purchased my Cimex because I wanted more commercial and could not do it profitably, within a couple months the Cimex had paid for itself and has allowed me to increase my commercial

When I ordered my first Cimex I was about 10% commercial also. We have increased that to about 35% commercial while increasing the bottom line also. We now own two Cimexes. Also, before the Cimex I was 100% HWE. I had NEVER used anything else. To this day the only other thing I have used is the Cimex machine. However, now I bonnet with it sometimes and use both the pads and brushes with the Cimex.

Once you get the machine you should start to offer to "scrub" bad rooms in residential. (for a fee of course)
