Any suggestions for the new guy in the business?

Hi, Forum. Today I went to see some office buildings in my area. Some buildings were in pretty good shape, but some had some spills and spots. One carpet needed some stretching; some had tile and grout with various degree of soil… I took the time to call some of the leasing agents from the signs but they couldn’t give me the owner's name or address. So here is a building that needs some good cleaner (me) but there is no way to find out who owns it or at least the name of a management company. Tomorrow I will open my Yellow Pages to find out about some commercial management companies and I’ll call them up. Anyway just wanted to share my “strategy”. As a beginner I think I need to do some cold calling at least to get my first account and to gain some experience in selling.. Any suggestions for the new guy?
