.........El Mr.Cheapo the property manager is finally showing some reciprocation. I have been spreading myself thin with this guy. Far as cleaning his carpet.
New carpet was installed on two floors, 25000 sqft., 8 months ago. It is loop olefin, low level dense. It has black backing from the maufacturer.(Is the a red flag?)

I was trying to find Shory's post on the different color backing. I wil be inspecting about 20,000 sqft to give a quote. Carpet never been cleaned and there are some pretty dark traffic areas. Remember the mystery stains i asked about? Well, this is the location where they are about 10 of them. The biggest 4" in diameter.

I just started maintainig 4400 sqft. of carpet in the same building all hall ways. Looks like I'm gonna be needing the 28" Conquest and a spotter.

Good for you Alex! Sounds like you've paid your dues and now can reap some rewards.

Were you wondering if a thin padding was a negative or a potential problem? Why would that be? I would like to know myself, because most of the hallways I've been looking at seem to have some padding as well.

Actually i'm wondering about the black backing that it came with. The padding would actually be a plus if hwe of spottig is done. Shorty mentioned in a previous post about cleaning carpet with certain backing types. Anyway see how it turn out.

I cleaned a addition for a church 7500 SF the addition was about 1 year old. CGD carpet that had evenly spaced circles in a line. I meant the caretaker there and we inspected and could not find the source, my thought was something either from the concrete foundation, or backing. Anyway I cleaned it with Cimex and DS and it hasn't come back!

Depending upon the building design/dynamics pad can help reduce noise/echo.

It is also "softer" to walk on too.

BUT, it also allows furniture to press deeper into the carpet and make furniture marks- which on Olefin can be permanent.

So having some padding on commercial type carpet won't affect the cleaning process much? Will it cause the cimex to dig in more?

I haven't seen an effect on the cleaning process due to padding.

Nor will it cause a Cimex to dig in.  What I am refering to is things like the four small legs on desk that ways 250 - 400 pounds causing the psi on the little legs to be MUCH, MUCH more- I am no mathmetician butt easily over 1500 psi.

Or a bookshelf that has 1/2 thick boards and also holds 150 - 300 pounds of books.

Those kinds of heavy furniture, that sit in the same place for an extended period of time can cause permanent marks on olefin.  More pronounced with a padded installation.
