Rick,

The roof leaked at this office I have been doing for years, I cimex and ds it and
the stain is gone for a couple weeks and slowly comes back.

I use very little DS when working on that spot. Looks good. then 2 - 3 weeks later, it's back.

I have one in the City council room of City Hall here in town that does the same thing. I have cleaned it with low moisture, lots of moisture, my butler, you name it and I can't get it to stay gone. I am interested in the answers on this one, since I have tried every trick I have ever heard of to get a difficult spot to stay gone and it still comes back.

Try mixing a quart heavy for trial. By heavy I mean 8 oz to a quart, clean and quick dry. The encap will hold the stain in tact as it drys and the extra polymeres(?)of the heavy mix will pervent wicking. Don't over wet though

For the occasional bad one like you described, an application ofCTI's Stain Blotter might work.

Steamway had or still has a product called Formula D it was great on water stains.

I have had a similar problem on a couple different accounts. One, it turns out the stain was still oil leaking up from concrete underneath. I guess there used to be a machine shop there at one point...Is it possible that if there is concrete underneath the carpet, trapped moisture makes its way through and carries dirt in the pores of the concrete to the top? I have no idea if this is possible, just curious if any one knows that it is!

Try citric acid

July 17 2008, 8:30 PM

I have had pretty good luck with adding citric acid to encap DS and scrubbing the heck out of the area, per Rick G. Also, you may want to do a little detective work, and make sure the leak is really fixed. I had one that "kept coming back" that had not been successfully repaired to begin with. Even the customer was not aware that it was still active. Good luck.

Water stain trick

Stan is right. Scrub the daylights out of it with a STRONG mixture of Releasit (with MINIMAL moisture). Scrub the section for a few minutes or more (go crazy on it). Include a tablespoon of citric acid powder per gallon of detergent in your scrubber. Speed dry the spot. And then apply a few squirts of Releasit mixed 50/50 in a spray bottle. Lastly, run the Cimex across the area one last time to work the 50/50 down into the fiber. This usually works pretty well for water stains.
