Condo Associations

Has anyone had any luck getting into condo associations? ...doing one tomorrow, 10 stories - 10 hallways - looks like a hotel...I'm only interested in the hallways, activities rooms, etc. NOT doing individual condos (Ive done a couple - dont care for it)

Looking to market to a couple here where I live, just wondering if there is any special approach to this...

Also Just wondering the pro's and cons of cleaning condo buildings (halls only)

Congradulations Joe sounds like a good account. My experience has been just the opposite more condos less common areas. I like doing multiple dwellings with OP less travel for multiple cleanings means less gas more profit and the OP does well with the polyester most of the condos around here have.

The challenge is not only the resident manager, but the association, a.k.a. board of directors.

You also need to find out if they are doing the carpet maintenance in-house or hire outside. If in-house, find out if they are open to the idea of hiring outside. Often they are not.

I have found that the more expensive the units, the better chance they would spend some money on carpet care. Start with the highest end and work your way down.

It can take a while for something to happen though. Once you convince the resident manager, he needs to convince the board, and they need to agree on the decision. Not the easiest sequence of events. They may be planning for the 2009 budget, so now might be a good time to market.

Once you do land the account, be careful with slip accidents. Since people will be walking on the wet carpet, use caution. Where there is a transition between wet carpet and hard floor, have floor mats placed on the ground.

Have caution signs placed by the elevators. Have the manager post a warning about going from the wet carpet into an individual unit (wet to hard floor again).

I bought an Airpath to especially dry the area by the elevator. It works really well. It dries the carpet in 30 minutes, even though I did HWE.

I focused on drying the elevator entry area because now the dry carpet will act like a big walk-off mat to dry shoes on the way into the elevator. The elevators also have walk off mats in them.

Try to work with the resident manager to ensure the safety of everyone. They will appreciate your concern.
