Just did 15k sq ft one floor of a large retailers office building that they had remodeled the floor and the carpet was a mess. Long story but they were very suspicious of us being able to do anything with it.
After I had done a little area the VP comes down to check and says if it looks like this in the morning
I'm gonna be looking at my budget to have you do it all.
4 buildings, 6 floors each, 15+k on each floor and at a nice price. We'll she looked the next morning and was thrilled
I'd like to be able to present her with different proposals to fit in her budget and can't remember the name of the program we were talking about a while back, nor how it works. I thought it was "Forever Clean" but did a search and nothing popped up. Anyone remember the program name.
Here's a couple of pics the whole carpet was much worse than this but these are thec only pics I took, it was trashed they told us salvage what you can we'll replce the rest. When we were done they were going to replace to squares that had massive amounts of ink spilled on them cause it was taking me longer than it was worth to get it out.

The Dark area you see in the second pic is a shadow as we went back and took the after picture late at night when everything had dried.

Rick,

15,000 is a bit small for the Perpetual Clean program.

But you could bid it according to traffic patterns.

The bid proposal Excel worksheet in the CMS program would make it easy to break down sections of the building for varying degrees of service.Also the proposal sheet allows for designating sections of the building to be cleaned at various intervals throughout the year. Those components should make it easy to build value for your client.

It's 15k plus per floor (6) X 4 buildings = 360,000 sq ft

Sorry I should of been clearer! We just did one floor that they had remodeled
and we did it for the contracter but the VP for the Corp who was in charge of all the buildings came down to check us out because they (the contractors were impressed with the results we were getting. Now she wants to talk to us about all of them So we're trying to give her some options because she mentioned "she was going to check the budget".

Perpetual Clean Explained

Absolutely. Go with the the Perpetual Clean program. 1.5 to 2 cents per sq ft is what you charge. Sound crazy? It's not!

Even if you charge 1.5 cents per sq ft pert month, here's how it would break down.

At 1.5 cents per sq ft you would charge $5400 each month. And for that price you will provide them with spotless carpet from wall to wall 24/7 i.e. "Perpetual Clean".

Here's how you make your money. You provide a high level of service. You take care of all the traffic areas very frequently - perhaps once a month or even every other week. However, areas that require less care can be relegated to a much lower service frequency.

It's up to you to provide as much service as they need. Some areas will get a lot service, while large portions of the building will get much less. As you rotate through the building place your emphasis on the heavier traffic first. This will enable you to clean

Let's say you have to clean 5,000 sq ft each month in the critical need areas. You might choose a plan where you rotate yourself through the buildings cleaning 20,000 sq ft of higher traffic areas each month; 15,000 sq ft of lower traffic and another 10,000 sq ft of planned maintenance cleaning. Even at that rate, you'd be generating over .10 per sq ft and you'll have the entire building cleaned in 6-7 months --- with an emphasis being given to the areas of higher need. (And this is based on a low number of 1.5 cents per sq ft - at 2 cents your profit would be even higher).

Even at 1.5 per sq ft, you will make a nice profit, easily over .10 per sq ft. Your client will feel that you are providing them with a very high level of service. And they will perceive that they're getting a bargain.

To break it down another way, if they cleaned the building twice a year at .10 per sq ft, they would pay out $72,000. With the Perpetual Clean program they will pay out $64,800 for the entire year, saving them $7,200. Plus they will be getting a higher level of service. And it allows them to stagger the payments across the entire year. This is what we call a Win-Win.

These numbers give you a rough idea of how this works. You can adjust it according to the actual needs of the building. But no matter how you slice it, this approach provides the client and the cleaner with an attractive arrangement for maintaining their building.
