Compare:

Commercial Glue Down Carpet 1 is cleaned every other month using hot water extraction with traditional HWE cleaning chemistry. Carpet is routinely vacuumed by the building owners.

Commercial Glue Down Carpet 2 is cleaned every other month with Releasit. Carpet is routinely vacuumed by the building owners.

Carpet 2 will positively look consistently better on a day-in day-out basis.

These apartment buildings are encap once a year and vacuumed once a week.
The owner claims when we did HWE once a year the carpet stayed cleaner longer.

Well there is your problem the owner is CHEAP!!!!!!!!

If he does not want to do at least twice a year preferably 4 X a year he cannot expect anything to last long. The soil load is just going to get worst and worst with just vacuuming

If they are anything like the apt common areas I clean its mostly stains not dirt. On the dirt side of it my landlords don't use anything but cheap walk off mats taht are usally bunched up because they move when walked on, lets face it most tenants do not wipe their feet.

Once a year in a condo? That is just not going to be enough. People can be slobs sometimes. It must be spotted like crazy in some areas, especially the trash room area.

Just to appease him, you might want to do a certain area half with hwe and half with encap. Make sure the two halves get equal traffic. Then, that would be a fair comparison.

Also, are they doing any routine spotting in the building? With a one year interval between cleaning, that's the least that should be done. Try to offer a monthly spotting/ touch up service.

Keep in mind we have had these buildings for at least 5 years and just started to encap them 14 months ago.

So 2 years encap and at least 3 years HWE

Another thing to remember is that as carpet gets older, it doesn't resist soiling as well. New carpet will look good for a while, but as it get's older, the abrasions will hold on to soiling more. New carpet is nice and smooth.

That's why owners/managers fall into a false sense of security with new carpet. They think it will always stay as clean as when it was new. Thus, I imagine, the annual cleaning was decided upon.

So many factors go into how a carpet stays clean or not. However, that's why doing a side by side comparison right now would be the only way to isolate the cleaning itself.

When I'm responsible for a building's carpet on an ongoing basis I will "cheat" and invest in myself by applying Soileze after. It's cheap insurance and makes a big difference.

Commercial Glue Down Maintenance

I have to agree with many of the comments above. Once a year cleanings to maintain apartment buildings is not frequent enough. They should be cleaned at least quarterly IMHO. Whenever we have serviced hallways in busy apartment buildings, we've always gone for no less than quarterly service. And I am in Florida - you are in Canada, where they have ice melt. When I sell an account I assess their carpets wear and traffic and I will ADVISE them on their needs to help them arrive at a plan that will keep their carpets maintained in an optimum manner.

Hot water extract it, if you're only able to provide such MINIMAL care. Hot water extraction has the ability to remove the largest quantity of soil in a single shot. Of course it also has the potential to produce the highest amount of headaches too. Expect plenty of wicking on a commercial glue down carpet that gets too little care.

A commercial glue down carpet builds up soil at the base of the carpet. This build-up can contribute to wicking - as shown in the diagram below. This underscores the need to keep dry soil recovery at a high level. And it highlights the need to provide frequent enough maintenance to keep the soil from loading up in the carpet. A good program of regular encap cleaning, interspersed with occasional hot water extraction as needed, will keep a commercial glue down carpet looking its best for an extended period of time.
