| Need help estimating big job for a newly-constructed office building...they want the halls cleaned (carpeted) and the marble foyer & halls cleaned & sealed. My questions are:
1) they put down a clear adhesive protective film on the carpet, is there typically any problems with adhesive left on the carpet? and if so, how do I remove it? (from what I saw, it doesnt look like it would be a problem)
2) since most of the soiling is dust and construction debris, could I just vacuum,vacuum, and vacuum & then encap?
3) the tile in the bathrooms are the typical 2" tile with tons of small grout lines, is there a better way to seal them besides using a stand-up grout tool? maybe an aerosol?
If there is any other advice from some of you that might of done post-construction cleanup, I would really appreciate it!!!

Joe, One of the questions I would ask; How much do you have in your budget for this work. I have found that about 50% honestly will tell you upfront, but you have to ask. I am bidding on a large two story office bldg ( 2.2Million cost to build) that once was full of Real Estate Sales (almost empty now) Both floors are Olefin Berber Style. We love them as they give us a chance to shine.I have a meeting with the decision maker Monday and I will ask her the "Budget Question" I am almost sure the bldg. is going on the market so there will be no need for a C.A.M.P. (computer aided maintenance program) I will find out for sure on Monday. Joe you need to find out as much info about the customer as you can, it will save you time and frustation. Good Luck on it. |

The easiest way to seal the bathroom would be with a squeegee. Allow to dry for about 10 minutes and then towell off the remaining pooled sealer. then Buff with a white pad after that. If I am guessing correctly they are the 2 inch porciline tiles?. This is the same way i did a customers counters that had those stupid 4 inch tiles on her counter. I still dont understand why people put tiles on there counters. Its like having caret in your bathroom. Gross.
Have you worked on marble before? If not find somebody you trust to help you with that. I would Suggest MB12 from MB Stone as the product for polishing the Marble.
As far as the bid goes. My bid's depend on the size of the building and how often they want work done. The larger the building the more often i will bring the rate per sf down. Primarily because the bigger the building the more open spaces they have to make up for the desk and office area's.

Ditto to what Joel said with regards to sealing. When were dealing with floor tile from 1 to about 4s we will apply it just like Joel suggested. As for powder polishing, be careful with the MB12, its a good product and will give you a nice shine but it can also permanently stain the grout.

David, you made me snort! That was definately on the carpet. I hope that nobody would quote a marble polish for that, and if they did I would sure be scared to see the results.
