| I just completed my first OP job yesterday. It was about 800sf cc + 2 high back and one office/desk chair. It took me 3 hours and the carpet was dry inspite of some people tracking snow onto my clean entry area. I vacd up on my way out and it looked fantasic. The Orbot w/Releasit is a great system.
I've got an 8k sq/ft bid at a resort not far from me. I'm working directly w/the "new" House Keeping manager who just recently purchased a walk behind that the staff has been using. She has the staff working the carpet till no more black water comes out. She is looking for a really deep cleaning so that she can have the staff work on other areas.
Once the deep cleaning is done, she hopes to maintain it w/her system. I said I have 2 methods; one would be to do a standard encap which would assist in vacuuming to pull more soil out as the staff vacuums; the other would be to use the padcapping method and pull the grunge out.
Question: I have the ORBOT, LINHAUS, AND PILELIFTER but it still takes forever to get the muck out of the carpet. I do not have a HWE system. If I get this bid and she wants a deep clean, what would you guys/gals rec for a deep clean method? I could rent a steamon demon if possible to flush it out if that would speed it up. The carpet does not look trashed out but it is holding tons of soil inspite of their vacuuming efforts.

James, you will need HWE truckmount. I am sure you can rent one. Once you get it flushed, you can maintain it with OP and may never have to flush it again if you can keep the walk behind off of it. Very poor recovery on those walk behinds. Second choice would be Stemin Demon, but the manager would relate that to her walk behind. |

I would do what I train in house cleaning staffs to clean carpet and floors properly.
Vacuum, ( in your case use your pile lifter)
pre spray agitate with a CBM then flush with a Demon for the initial deep cleaning. You may need to go over it with microfiber bonnets after depending on how nasty the place is.
I personally would spec encaping after to avoid any wicking.
It seems they want to take care of it after besure to not give any trade secrets away, No labels on bottles or stickers on machines. Depending on the situation, you maybe able to 1 train the people how to clean properly with better equipment of what they have already.
2.Do what they cannot get to on a regular basis or a combo of both. I have several clients we have trained and sold equipment to that my company still does cleaning for in areas the in house staff just does not have the time for.

Remember in most cases one will always be able to get dirty water out of a carpet with a walk behind, they just do not have the NUTS to flush and extract well enough.

I would suggest a demo of the worst area. I would agitate if needed with Fiber plus pad followed by regular pad(glad or cotton depending on fiber) I would padcap (OP) to remove the soil load rather than straight encap. Remember also for more weight to driver plate, the wheels can go in the air tilting the machine backwards. By this I mean stand in front of the machine, handle in upright position, reach over the motor and bring the handle over the motor to you.
The walk behind the company is using is probably not only not capable of performing the job for them but the people using it are probably in a hurry, and also using more chem than normal creating added resoiling.

I'll definately be working on selling the clean look here since I don't think it'll be possible to pull 10+ years of fine silt from the base of the carpet. I'll go with the OP w/pads or padcapping method and take my time and give them value.
Just a quick note, the handle on the Sprayborg does not move forward with the spray unit attached. Although the H20 bottle does give some added weight.
