High rise Condos

I went to do an inspection. Afterwards I made a return visit on a near by property management for high-rise condos in Marina. Find out the management has changed.

However this guy welcomed me to come to let him show me the condos for proposal. In talking I slipped and said I specialize in commercial cleaning. (Habit from marketing) Anyway he mentioned this isn't comm. and this pays on turn.
"Pays on turn" What does that mean?

Question for you HIGH RISE SPECIALIST, what does he want to hear? What is important to him? How should I charge?

Not sure of your terminology over there mate, I alwas get into strife over it.

In my way of thinking, maybe this manager was not as turned on to what you wanted to tell him, and he only heard what he wanted to hear.

Like, you may have been talking about public areas, (as well as units), whilst his thoughts were only with the units/condominiums.

Maybe he was also trying to show his superiority over you, who knows. ??

Some managers seem to have to want to impress everyone with their knowledge and show that they are more than "just" a condo; manager. wink.gif

Don't know if that makes sense to you. ??

By unit, I mean it could be a one, two or three bedroom unit.

Public areas would include the lift lobbies on each floor, etc;

So his "Pay on turn", could mean that the carpets in the UNITs are cleaned and paid for, whenever they bcome vacant.

The outgoing tenant pays when they vacate.

Other than that mate, I'm up the proverbial creek without a paddle, I don't have a clue.

I was thinking the same thing regards the unit being cleaned when vacant.
Yes it all make much sense, could be any one of those things. I will know the truth today and, the truth will set us free Shorty.

We're Free...........

........Shorty! We're free from the "Strife over it".

Met with the guy this mornin' ready to look at the units (measure ect.) Receptionist told him I was here. Never looking up he tells her "tell him to clean the door area in this office.

Demo complete. He calls me in the office and says: "We're gonna see if it(soil) comes back and all that". "Then he ask did you bring your proposal?" I told him I'll email it to him and handed him a free bottle of concentrated spotter.
Seemingly puzzled he grabs it sits it on his desk.

He seemed so in a rush. So, not wanting to wear my welcome or irritate him I said to him: "Just one question before I go. WHATS YOUR TURN-OVER here?" HE replys: 30 to 40 per week, we have 600 units total.

30 to 40 people per week? I left there thinking that can't be possible. He's just throwing that out there at me. On the other hand if it is the case I'm gonna have to be really competetive with my proposal.

I'm learning a new language here, not too fluent. What do you guys think?

Here's what I been thinking. First I feel like that free bottle of spotter was an element of surprise. An impressive move I would say. I think when he uses the spotter on the 6" stain in front of his office door he'll be blown away. 50/50 encap spot. I think Rick's products made me look bigger than I really am.

I think I will bid on the numbers he gave me. If it was sarcasm then so be it. If it really is 30 per week then I will get the bid cause I put everything in the right place so far. Demo, free spotter, humor, appearance.

Although its not commercial I will be using my low moisture equipment. Thanks in Advance for your experiences.

By the way try the free spotter give away, it works.
