When can I maintain your carpet?

I'm just starting out and have yet another question for you experts.

When do you work out the details of "when" you actually do the cleaning? The time of services is a big consideration to you and the customer.

And Im sure different types of business' are different than others as well. Do you tend to get 24/7 access if you have a monthly maintenance contract? Do you have to schedule way ahead with someone at the location?

Yep... I'm very green/new, but have been planning for this for months.

After searching and reading this forum among others, I've found this to be the best AND I've chosen to go with the Releastit line of products... seem to be the best on the market for Encap.

Good questions Jon - don't hold back from asking.

There is no set time for cleaning commercial accounts...

Retail: You will be there at closing time, and they'll wait for you to perform the service before they can lock up and leave. Needless to say, they're going to want you to hurry up and get done.

Offices: These can go either way. Many times they will arrange for you to come in at closing time, and then you'll let yourself out and lock the door behind you when you're done.

Restaurants: You'll usually meet the manager at closing time. The manager may or may not wait for you to finish.

Regular Accounts: With regularly serviced maintenance accounts you'll usually be given a key and alarm codes.

As you can see, there are plenty of variables. So that is a GOOD THING TO MARKET --- "we provide flexible scheduling options and we will work to accommodate whatever scheduling requirements you may have".

Sounds like your mainly interested in commercial? Some commercial accounts I have are quarterly, monthly and will call. Factors include clients budget, type of business offices, medical facilities,rental property,seasonal or year round (I'm in Michigan),senior facilities,assisted living facilities.

I always try for monthly maintenance, then quarterly, then will call. On some accounts yes to 24/7 on emergency clean ups. Always show $avings on more often cleaned versus annually as well as benefits of maintaing clean rather than restoring clean.

Hi Jon,Its ok to be green. The whole world is going green! Your're already there so you're one step ahead. smile 

I think if you are flexible you will almost always come out ok. As you said different business has different hour of business and can't have us cleaning at certain times. So if we want the contract then we will serve them when its convienient for them. Other wise they get some one who will.

In some cases I tell them I have three slots open. The one that is most convienient for me in the middle. Example: Mr.Smith would you like 11:00a.m. 4:00p.m. 7:00p.m.?  Most tend to choose the one in the middle which is the time thats convienient for me. Thats why I put that choice in the middle.

Basically its all about what the custy wants. I try make it easy for the custy to say yes. If it doesn't cut into anything else I have going then I'll give them what they want when they want it

Every account is different. Most offices want us in at closing time.

My favorite and most flexible are the several co-op buildings I maintain. Most of them don't care when we clean it. When I'm busy with residential work, I'll clean those at night after 8pm.
During the slower times of the year, I'll do them during the middle of the day. I just don't want to be there during the rush hours. Another great thing about these buildings is that I always get asked for my card 2-3 times when cleaning the hallways and pick up some nice residential jobs.
