I have been doing this Cimex Encapping for some time.
I did a job yesterday that I do almost every month, it is in a very nice office, which does manufacturing of pumps so there is a machine shop.

I used DS & Fiber Max and the main areas come out looking good, some of the areas around where there chairs roll back and forth are still brownish, it looks better, but, not really good.

I did mix Punch 12 oz. to a gallon and pre sprayed the area, it sat for almost 10 minutes.

Can I make it better?

Sounds like it's really loaded with soil so it may be resisting encapping. It sounds like this may be an appropriate time to do some extraction. If you give the carpet a good flushing via HWE or even a good bonnet/pad cleaning --- you can get it back under control and looking spiffy again! Then you'll be in a better position to manage the carpet on an ongoing basis using encapsulation. A good encapsulation program, combined with occasional extraction (via HWE or even pad/bonnet cleaning), delivers a kick-butt maintenance program that can keep any commercial carpet looking its best on a day-in day-out basis! If you'll add a little extraction to this heavily soiled carpet I think you'll be pleased with the overall results!

P.S. I've found that simply doing some post-bonneting/padding (or performing extraction) in isolated areas is generally all that's needed to get the carpet under control and looking good again, if there's a situation where a section of the carpet has become plugged with soil. And that should be all you need in the areas around the chairs that you're talking about.

The areas where chairs are constantly swiveling etc.etc. are the most difficult areas to clean. It is next to impossible to make these areas look as good as the rest of the carpet. Wear and tear at it's best is at work in these areas. Rick made great suggestions, the one thing he left out was a real good pile lifting prior to any cleaning attempt.
When we do a quote we always point out the areas where chairs have done there damage and let the client know up front that we will never make these areas look that great.

I would suggest to the client, that they invest in some chair mats. Those wheels can be murder on a carpet. I have cleaned many offices with what you are describing and couldn't get those ares looking perfect with either process.

Good points! People often fail to realize that carpet can be permanently damaged. It's like scratching up a glass window and expecting window cleaning to make it look new again.
