Hello,

Thank you for providing a place to learn more about encap cleaning.

I mostly do residential HWE carpet cleaning. It's what I know and what I am most comfortable with. In a couple of situations I have used my CRB to encap on residential. In one case the results were good and in the other not so good. I realize that it was likely my inexperience that led to the failure. Since then, I've used the CRB mostly for prescrubbing carpets.

We also have a Cimex that we use on commercial carpets. Again we've had mixed results. Sometimes - WOW! and other times not so wow (especially on very very soiled carpet). We've also used it for presrubbing for HWE (it works amazing).

That all said, we have have had more and more calls for cleaning locations where we can't take hoses (like the 23rd floor of a high rise). We've been using a US Products Solus 500 portable. The results are good (especially if you prescrub and bonnet dry after). But, it's a lot of work and very slow. Customers are happy but it seems difficult to charge enough for that kind of effort. I've been considering replacing that system with an Orbot or just using the CRB.

So my questions:

Is there a basic guide to this so we can learn faster? Is there an advanced guide? A class?

Is the Orbot better for residential then the cimex and crb? (I did try one, but didn't really know what I was doing)

Hi Walt,
Like you said,using a portable set-up is very time consuming,especially with a dual method as you had described.Now I have never used a crb nor an orbot,I have done my fair share of OP & Cimex work in a residential setting.

Again,like you mentioned,with alternating results.
There will always be a time,no matter if its commercial or residential,that a proper flushing is required.

Maybe when you're faced with needing to perform hWE but you you don't know if you can,should charge what is appropriate,offer the client options: #1:hwe/op, #2:HWE, #3:OP.You get the idea,just promote the benefits ( as well as differences) of each one but they are deciding how much too spend and in the end you should come away with what you need to make.

If a carpet's LOADED with soil it's time to empty the tank. Flushing with HWE is the most efficient way to remove the highest level of soil in a single shot.

A CRB machine has less effectiveness that a planetary device when it comes to encap cleaning. An OP machine like the Orbot, crosses over between encap and bonnet/pad cleaning.

Here's a trick that people use effectively on TRASHED soil loaded carpets. They will perform a thorough HWE first, and then they'll go back and encap the carpet with a Cimex or rotary with a solution tank afterward.

If you will always do your LAST step with encap on a trashed carpet, the anti-wicking properties and soil absorbing properties of Releasit will produce the best results possible. You will hit the ball out of the park every time. So remember; on trashed carpets - HWE first, encap last.

On most moderately soiled commercial carpets, the need for HWE can be reduced through a good encap program. If you will clean consistently with a good encap system, using a good encap product like Releasit, you can keep the carpets looking clean longer and extend the interval between HWE cleanings.

On very dirty commercial carpet, we often prespray encap punch, let dwell for a few minutes & then follow up with the cimex & DS mixed according to directions. Extra scrubbing passes & usually the carpet looks awesome. Give it a try if you haven't already

Thanks for the reply. I've actually done what you have recommended on several occasions - HWE first, then encap. Agreed that it can make a big difference - not only with wick backs, but also with the overall appearance. Encapping with the cimex seems to even out any streaking or grey areas.

I've seen some impressive looking pictures of residential cleaning here, and would like to be able to duplicate the results consistently on our high rise work. So I appreciate any advice that you have.

We do condos and apts in high rises especially in the city where parking is typically an issue.

The Orbot does excellent work for both residential and commercial, combined with Cimex and or HWE on very soiled commercial as stated above.

Ask as many questions as you like on here. I never had a manual or instructions before I got my OP machine.

Just ask away and your questions will be answered.
