Question about service contracts

We have services contracts for some of our accounts and some we don't. One of our best accounts doesn't have a contract because they are constantly adding new locations or expanding current ones and we've been working for hem for many years. Almost all of these accounts are steady accounts and I can count on them like clockwork. A few of our buildings had put off the carpet cleaning due to the amount of snow we had, while some others had us come in more often. We count on these during the slow Winter months to pay the bills.

My question is, should I put in the contract that the cleanings need to be done at the agreed intervals and do you charge more for postponed cleanings?

The reason I added these accounts was to have a steady amount of work each month. The Spring will be busy enough without having these extra building to do.

Yes and NO and it depends.

Put what the intervals should be in the contract absolutly, this does not still mean you will have complete compliance.

Do I charge more for them going outside the specified time line, NO not usually, most times it is a month or two late we have built up a relationship why try to ruin it. If they are six months late, yes I have no choice but the add on to the pricing.

Once again it boils down to how much to you want the work in the long haul, there are times I bite my tongue because I know the ramifications of doing something dumb because of frustrations.
