| good day folks
we are bidding on 7 floors in a building that total approximately 113,350 sq ft. Since I have not done a building this large before any help on pricing this out would be great. I have a structure in mind but looking for in put.
The carpet is in very good shape no moving anything but some chairs back and forth. We go over a maintenance program if I get the bid, but have no desire to give info away with out a commitment
Thanks for any help, look like we may need more equipment |

Dear David,
I purchased a CMS package and can load thumbnail pictures of all areas that need to be cleaned at what price and frequency. I give them as much information as they need and the flexibility to play with the numbers. I help them with scheduling and budgeting. I have not bid anything that size but it is worth your time just for what YOU learn.

Check your attitude. You are there to serve them not to face off. The more willing you are to give and to help them, the more likely they will see your company in a favorable light. Be less competitive and more friendly. You are there to solve their problems and make their lives easier. Let them see how easy you are to work with.
May not answer your question but might get you closer to the sale. Just a thought, put some sugar in your tea, mate. |

This is when you throw sq ft pricing out the window. It is a matter of how many hours it is going to take and charging your hourly number that you need to make your profit. If it is a miantenance program than you need to work out the total # of sg ft you will clean over a 12 month period and than do your calculations from there. It is not rocket science. As stated in the above post you are the one that can solve their carpet care needs. Work with them, listen to their concerns and than build a program that addresses them. Good Luck. |

Thank you for the comments and help, excellent advice as always.
This project is not a direct bid, we work with a few BCS companies, this one happens to be through a friends Co. Things are a bit different in these situations, even though the client knows we would be a separate company coming in we still have to deal with my contact.
