Laundry detergent spots re-appearing

We've been using encap with a cimex for many years and have had great luck getting out and keeping out most stains but we seem to have a problem with laundry detergent spills. We clean many co-op residential buildings, where they have 1-2 laundry rooms on each floor. By the doors of these laundry rooms, there are some larges spots and some trails leading to them. When we clean them, they come right out. We go over the spots very slowly and try to dry it as much as possible but some of them come back. I've tried just the encap spotter and giving it multiple passes. The spots come back much lighter but are still visible. I have considered maybe doing hwe for these spots to flush the soap out and then following up with encap.

Any help is appreciated.

Sounds like you're seeing spills and trails of concentrated liquid laundry detergent. That may likely require HWE extraction to reduce/remove such a heavy concentration of detergent residue. After cleaning the spot you could hit with a few squirts of DS mixed 50/50 to help eliminate the potential for wicking. You might also want to put a blower on it to speed dry the area.

Win-surface extraction w/ a spot claw. Throw a little deformed in your tank or extract it through your tool/hose.
