Please Help with bid

I have a customer who has 12,876 sqft.  They are regulars who pay on time and we do all of there group homes. Their tired of trying to clean the larger buildings in house.  Can you help us with quarterly, every 3 months , or even monthly.

12,876 total
1,500of that needs to be extracted

We've be cleaning for  them about 8 years. They know us well.
Condition not really bad, some furniture may need to be moved.
Easy to work with.
I really want to give them a good maintenance plan.

I would think that a job that size, serviced on a regular basis would fall somewhere between .09 - .12 per sq ft. Of course this reduced price would be valid only if they have it serviced quarterly or more frequently. Otherwise, the price for "as needed" cleaning would need to be the same rate you've been charging all along (which I assume is higher that .09 - .12).
