I always price resi & commercial work by the SF, even though it can be difficult on the phone for resi work when the customer has no idea about the SF.
In my area, many of the low end cleaners price by the room, as low as $20 per vacant room. It appeals to the college students, but I try and stay away from that type of appeal/pricing scheme. Instead, I will offer % discounts during certain times of the year, and try to sell the value-add of my service while speaking with the customer on the phone.
I also have a minimum trip charge, which is a must, in my opinion.
