Dwell - Yes or No?
#1
I have a question for those of you doing residential and commercial with a shower feed or on board sprayer:

Are you skipping the pre spray time or do you still dwell?

Or does it depend?

Depends. On fairly clean residential and commercial I never prespray, just spot and begin cleaning. The encap chems will easily clean on contact with relatively clean carpet. Trashed residential I always prescrub (instead of prespray). on bad commercial ill actually prespray traffic lanes, or the whole thing if all of it is bad.

Each component in the cleaning pie is essential. In the case of encap methods the "A" slice is normally greater than the other slices. Yet even though agitation may be the predominant piece, temperature, chemical, and time, all still factor into the equation.

What I like to do with heavily soiled carpets is to do a quick pre-scrub in the soiled areas first. Then I'll scrub the cleanest areas, saving the pre-scrubbed areas for last. Then as I work back across the carpet, the pre-scrubbed areas receive a final scrub. This technique produces excellent results.

Well the post above is one good way but I really like to pre-spray always. I like a little dwell time.

As a simple approach to loosen moderate soil, pre-spraying can't be beat. We carry a 2 gallon pump-up sprayer in our truck, and blast the traffic lanes with Encap-Punch. The additional application of Encap-Punch is offset somewhat, because we normally can apply a little less Encap-Clean DS2 during the cleaning process; plus the carpet comes clean quicker.

And occasionally we'll do a combination of my two posts above.

1. We'll pre-spray
2. And we'll do a pre-scrub (as outlined above)

Bottom line... employing these tactics enable us to factor in all the pieces of the cleaning pie. It's all about the pie Smile

And yet on moderately soiled carpets, we can often just scrub the carpet with no additional dwell time.

Normal scrubbing with the Cimex consists of a wet pass followed by a dryish pass. The dwell time gets factored in from the the initial wet pass. Although it's a fairly brief amount of dwell time, there is also a good measure of agitation mixed into the equation.

So there are a lot of variables. Yet to a greater or lesser extent, dwell time is a factor in all the cleaning approaches listed above.

I never use dwell time anymore. Since switching over and using the on board sprayer, dwell is a thing of the past.

However, if the job is really bad then I carry a little hand pump up sprayer full of some stronger stuff just in case. Very rare though.

In the vacant resi units I have been doing this summer, I always pre-spray the traffic lanes and any obvious stains/spots with Punch. They get their 15 min or so of dwell time, then I move in with the Orbot for regular cleaning with MF Beasts (which is all I use anymore), spraying as I go. It really works like a charm, and it allows me to be very productive.

I usually pre-spray commercial traffic lanes as well, at least the dirty ones, and roll back through with DS2.

The Releasit products are awesome.

I always pre-spray any spots before I start. If they are bad then I prescrub. Then I come through with the shower feed and micro beasts. That process hardly ever misses. Anything that is left then requires more specialist stain removal, but that is rare.

So the answer for me is Yes to dwell time with a pre-spray for spots or traffic lanes.

Cheers

We just use dwell time on the real nasty jobs. Most of the time it is not needed.

I just checked out your website in your sig.

Looks great.

Are you CRB only? Or are you using other equipment as well?

How is the CRB working on tile and grout?

I pre spray with punch if required then feed DS into the pad as I scrub. In Resi jobs I go over again with a cotton bonnet with a dash of hot water on it so I guess the time inbetween scrubbing and the cotton pad would be my dwell time.
Seems to work well

Thanks
CRB only. I used to run a truckmount but have converted back over to low moisture.
CRB is great on tile with the right chemicals.

James, are you using compound ? If so what kind...I have been using my crb as a stand alone on many carpets. I use Ricks products on most and hit the bad traffic areas with compound...
