What are your typical dry times fastest time to longest time when encap cleaning and bonnet cleaning. We have had a rainy season what do you do on 100% humidity days? Do you clean or reschedule? It must be tough in the humid southern states.
For me I have bonnet cleaning dry times as fast as 30 minutes and up to 12 hours on dirty ones or looped carpets. Encap usually 2-15 hours depending on soil and humidity.
I like to advertise fast dry times but if mother nature does not cooperate it makes it tough. I usually leave 360 fans to help dry in those cases

I was wondering if some of you would chime in and tell me what you'd price the following project at. Obviously, there will be a range that will vary from geographic location and other factors. But just a general consensus - because, quite frankly, I got a bit of a shock today and want to see just how out of touch with reality I am.
Specs:
An EconoLodge motel. 70 normal sized (for an EconoLodge or other large chain motel) guest rooms (suppose an average of 264 sq.ft.) 12 suites, which is a bit of an extended room length, divided with a knee wall to create a sitting area with a couch and coffee table (average 300 sq.ft.) Carpet is not in terrible shape but needs cleaning. Also in this area is 40 chairs to be cleaned, with only the seat being upholstered (standard dining room chairs for motels.)
Also being cleaned is the dining/breakfast area - 500 sq.ft. of carpet that REALLY needs to be cleaned. Then another 500 sq.ft. of really impacted carpet consisting of 2 offices and the area behind the front desk - all adjoining.
Beds and dressers in the rooms will not be moved. The oversized chairs, bedside tables, etc. will be moved.
Motel can block off between 10 and 20 rooms per day to be cleaned.
So.... what's a fair price, do you think? I will tell you now that I already bid on it and was told this afternoon that my price is twice what any other bidding company put forth - and I was kind of blown away by that. Granted, I haven't done any hospitality places in several years but I thought my prices were fair (though not cheap.) Uh... guess not.

Hello - i am rather new to carpet cleaning and looking to grow my business more into VLM. I have a portable but it is a drag to set all of it up, get in and out of vehicle, clean upstairs due to hose lengths, hook up to water, etc. Basically i don't have the money for a truckmount! haha.
I have done a couple VLM type jobs, i have a good vac, a 175 with carpet brush, and a small CRB machine. I need to get some bonnets and want to try Releaseit products. I do believe that good chemicals are a major part of a good cleaning.
Question to you all - when talking to my wife and telling her about VLM, she says from her perspective as a housewife, she feels better with steam cleaning because it is like rinsing and vacuuming all the nasty germs and dirt out of the carpet and VLM to her doesn't sound like it does that. Basically she thinks where does the dirt and germs go? They aren't getting killed by steam and sucked out with the large TM in the driveway?
How do i/you explain to a customer who thinks like this the benefits of VLM vs. HWE?
I am sure there are probably several posts that answer this so if someone wants to just point me to those to read through it would be great.

A. 1.you are pretty much on call, if someone calls you on Saturday morning you go jump in the van go do the job
2. You have a job in morning and the next client wants you to come at 3:30 and you have 4 hours between jobs
positive side of this is you have excellent customer service
negative its affects you life & if you use a helper it cost you money... like having them wait 4 hours between jobs or not having them scheduled for a Saturday because until Saturday morning you had no work
B. 1.clients schedule a week ahead of time
2. you tell them what times you have available
Positive you have a life and things run smooth.
Negative you may lose clients and people think you are hard to use because you wont work with them.
I know which one i want I know i don;t have it... now the question is do i not have because i am scared or smart ?

Had two carpet jobs booked yesterday 5/30. They both booked on 5/29, one was a lived in home the other I was told was a rental and the tenant kept asking me how fast can I do the job because they needed to get their security deposit back by Friday 5/31. (Red Flag).
First job went great, did work got paid.
Now I have a sense about things and when it tells me something is up it usually is, I don't know if it's from getting older or just dealing with people all these years.
So on the night of 5/29, I was in bed and in my head came the idea of cash on arrival on the rental job, no pay me when the work is done type thing that we all do.
So on the morning of 5/30 I call the rental job tenants and explain to them since it's a rental and house is empty it will be cash before I start the job. He says sure not a problem.
So we drive 50 mins in traffic to get to the job and no one is there, my two older kids are with me, so we wait 15 mins and no one, shows. So I call their number and it goes into an answering machine, I tell them we are at the job site and to call me back and we wait another 15 min and nothing, so we left. Never a phone call.
Now either I hurt their feelings or I caught onto their game of trying to cheat me, you know: Hi, start the job and I will run to the mac machine and be back in about 30 mins to pay you. Then you never see them again and since it's a rental you have no other address and so your out of money after you did the work.
Like my kids said "Dad you know when you get this feeling it's always right". Anyway, I wasted an afternoon, but at least I was out with my kids and we had McDonalds after.
So much for Craigslist customer's, I guess you get what you pay for.
