  Help with dingy area

I'm in the middle of cleaning an office attached to a grimy warehouse. The carpets were last cleaned with a rug doctor. I don't think anyone ever vacuums if so rarely. They track in a lot of greasy type soil from the warehouse. I'm getting decent results with ds2 and punch..but some areas have very dingy gray areas. The carpet is matted. I have made multiple passes with max pads..but still dingy. When I spritz with spot and use a white cloth i get tons of soil transfer

I think a crb with powder would be great but don't own one. Should i extract with porty or hit with 175 and microbeast? How can i better prepare I the future as well? Huh

I have searched the forum and found old posts, wanted to find out if there is any new/current solution or process for this? The client used another company to bonnet extract to no avail and they, themselves, used a foam type of cleaner to try to remove it....

Net net, now we were called about it and I thought to post here to find out if there is any solution short of replacement.

The area size is approximately 3' x 4', how it got this big, who knows and no one there is talking!

Rick I noticed you posted on mikeys board you are having complaints about the new design and are lowering the price of the micobeast 2.
I am guessing no info on website means we get pricing only when calling in?

Any details as to the problems with pads?

I have been using these pads with the star on them for a few weeks and washed them many times already and they are still in better shape then the pads with white piping and no extra stitching. My trinty machine is better at tearing up pads than most machines and the direct mop pads usually get lumpy and ripped in less than 2 months of use.

I will keep using those pads until you have none left.

All of the pads have to be thrown out sometime. Like all of the solution lines and hoses have to be replaced on hwe machines. I have noticed that replacing my pads each year is a lot cheaper than replacing solution lines and vac hoses and the constant 3/8 fitting replacements I did for many years on a truckmount and 2 portables.

My question is how is your strategy to get more than a "One time cleaning".

Do you offer 2 - 3 prices for example... one price for the one time cleaning, second for 2 times a year and third for quarterly cleaning?
How vary your prices?

Your prices should be different than mine here in oversea but i am interested in your strategy how to get accounts and how the prices differ when you offer a one time- two time or quarterly cleaning. In percentage terms how is the priced difference?

I want to find a way getting more countinous work and income through more commercial accounts.

  Man vs Stain

The rest of the carpet came out nice and clean but I had the most stubborn stain. I tried everything I had including Encap Spot, a 50/50 mix of Encap Hydrox, rust remover, CTI ProSolve and power gels. Nothing worked, The Stain won.
Any thoughts on what else it could be?

  Pads and Bonnets? Do i need both?

I have just started using Micro glide and micro beast bonnets for residential carpet cleaning. I am now wondering if there would be any benefit to using pads as well and if so what pads would be good for residential. What are the benefits to using both bonnets and pads? Thanks.

  Does Ph make a difference for encap?

What ph is best for encap cleaning. Should a high ph encap be used for soil removal and a low ph be used for say browning e.t.c. I know this is the case when using hwe but not sure about encap.
